People come to rent a house in Kalaat El Andalous for a simple reason: space. Plots of 300, 400, sometimes 500 m², a yard for the car and the van, a patch of garden, and neighbours who are not on the other side of the wall. Elsewhere in Ariana governorate, that package costs a villa rent; here, it costs barely more than an apartment in Raoued.

Three types of house
The first, the most common in listings, is the estate house: built in the 2000s or later, a ground floor of three or four rooms, a garage, a concrete yard and sometimes an unfinished upper floor. You find it at the foot of the village and in the Pont de Bizerte sector, along the Bizerte road. It often rents for 500 to 900 DT depending on condition and size, more if the upper floor is finished and the garden planted.
The second is the villa floor, which owners call a "house" in the listing because it has its own entrance and terrace: in reality an S+2 or S+3 (two or three bedrooms plus a living room) above the family. It is the typical product of Ennahli and the residential streets of the centre. First, families from the delegation, then households from Ariana and Tunis looking for a garden for the children, who accept thirty to forty minutes of driving. A few managers and technicians from the farming sector, posted to the plain or to Sidi Thabet, look for a house to rent in Kalaat El Andalous for two or three years. The Medjerda floods are part of local memory, and a house close to the river or the irrigation canals deserves a frank question to the owner.
Then check water and electricity: individual or shared meters, water pressure upstairs, whether there is a well or a tank as a backup. Ask for a written, registered contract, with the deposit (usually one or two months), the term and what is allowed: an owner letting to a family will not necessarily accept a workshop in the garage or animals in the yard.
