Kalaat El Andalous is the northernmost delegation in Ariana governorate, and the only one where people still talk about the countryside: the old town sits on its hill, the lower Medjerda plain spreads out below it to the sea, and the first buildings of Raoued are a good quarter of an hour's drive away. The apartment is a recent product here. For a long time people built houses, and only with the arrival of housing estates and a few small developers did S+1 and S+2 flats (one or two bedrooms plus a living room) appear in two- or three-storey buildings.
On houni.tn, apartment rental listings in Kalaat El Andalous make up a real but limited supply, mostly posted by owners, sometimes by an agency from Raoued or Ariana. The reader calls the number given directly. To compare with Raoued, La Soukra or Ennasr, all the apartments for rent in Ariana governorate fit on a single page.
Where the apartments are
Most of the supply is split between two sectors. The centre and its outskirts, where town houses have been raised by one floor put up for rent, and where a few new buildings offer S+2 flats with a balcony and a parking space. And the Pont de Bizerte sector, along the road heading to Utique and Bizerte, where recent construction is more frequent and listings come up most regularly. Ennahli also appears in the listings, with house floors more than buildings.
Do not expect gated blocks with a lift and pool: that kind of housing stops at Raoued. Here, an apartment to rent in Kalaat El Andalous is generally an S+1 or S+2 of 70 to 110 m² on the first or second floor, often above the owner's home, with a terrace looking out over the fields or the village. Kitchens are basically equipped, water heaters run on gas, and installing air conditioning is often up for negotiation.
Some of the lowest rents in the governorate
That is the main reason people come looking here. A decent S+2 often rents for 350 to 550 DT a month, an S+1 rarely goes above 400 DT, and a new floor with careful finishes can go a little higher. For the same floor area, that is often half what Raoued Plage or Ennasr asks. Furnished apartments are rare: demand comes from tenants settling in for several years, not passing through.
Who rents? Young couples from the village leaving their parents' home, teachers and civil servants posted to the delegation or to Sidi Thabet, workers from the farms and small plants on the plain, and for some years now households from Tunis who accept thirty to forty minutes of driving each morning to stop paying a suburban rent. For them, a car is almost essential: shared taxis and buses reach Ariana via Raoued, but evening timetables are thin.
Timing and good habits
Listings come out mainly at the end of summer and at the September back-to-school period, then in January. In between, a listing can stay online for several weeks without the rent moving, which leaves room to negotiate for anyone who turns up with a simple file: ID, proof of income, a deposit of one or two months.
Three checks before signing. The contract: written, registered with the tax office, with the term and the conditions for rent reviews. The meters: on a floor above the owner, water and electricity are sometimes on a shared meter, so ask how each party's share is calculated. Access: in winter, rain makes the ditches on the plain overflow and some tracks leading to outlying estates become difficult; visit after a downpour if you can. And if you need a garden or a garage for a van, the houses for rent in Kalaat El Andalous are a serious alternative, barely more expensive than an apartment.
