Someone who types "apartment to rent mnihla" and someone who types "house to rent mnihla" are often looking for the same thing: an S+2 (two bedrooms plus a living room) at a reasonable rent, and the word chosen mostly says where the person comes from. In local practice, the house floor is the dominant form. It has its own door on the shared staircase, a roof terrace when it is on the top level, and an owner living below or above. It is less anonymous than a block, often more spacious, and the rent carries no service charges.
The apartment in a block exists mainly in the part of the delegation bordering the Cité Ennasr and in a few recent buildings in El Bassatine: S+1 and S+2 flats with a separate kitchen, sometimes a lift, underground parking in the newest ones. It rents for more than a house floor of the same size, but it attracts couples without children and young professionals working at Les Berges du Lac or in Ennasr. Neighbourhood by neighbourhood: where to look on your budget
Central El Mnihla and Errafaha have the lowest rents in the delegation. S+1 and S+2 house floors there often go for 350 to 600 DT (Tunisian dinars), on dense, busy shopping streets, with buses and shared taxis close by. Comfort varies: some floors are spotless, others finished on the cheap, and the visit counts for more than the listing.
El Bassatine is a notch above: newer houses, slightly wider plots, a few blocks. Rents stay moderate but rise for properties delivered with a fitted kitchen and individual meters. Finally, the Ennasr sector is the most expensive in the delegation, because it benefits from the shops, private schools and clinics of the neighbouring Cité Ennasr; an S+2 in a block there sometimes reaches Ariana's entry-level rents. In short: Errafaha and the centre for budget, El Bassatine for quiet, Ennasr for nearby services.
Who rents, and when
El Mnihla's tenants are first and foremost working families: staff of the Ariana and Tunis administrations, labourers, local shopkeepers, security guards and drivers. Add young newly married couples and households who have come from the interior of the country for a first job in the capital. Students are few, as the campuses are far away, and furnished letting remains marginal: most floors are let unfurnished, and a "furnished" home often means a fitted kitchen and a water heater, nothing more.
The market has no tourist season. It moves at the September return, after Eid and in summer when families move, and it calms down in winter, when owners are more willing to discuss the rent. A decent home listed at market price goes within days; better to call the same day.
Lease, deposit and the small details that matter
A written lease is not yet systematic in private lettings in El Mnihla, but you should insist on one: a simple, dated contract stating the rent, the term, the deposit and the inventory of condition. The custom is one month's deposit, rarely two, and rent paid in advance each month. A lease registered at the tax office protects tenant and owner alike and will be needed for any administrative step that requires proof of address.
During the visit, check three things: the meters (individual or shared, and how the owner splits the bill), the water pressure upstairs, often weak at peak times in houses without a booster pump, and the state of the ceilings after rain. Also ask whether roof access is reserved for the owner: in many houses, the roof terrace is used by the whole family and is not included in the let.
