In El Mnihla, "renting a house" almost always means renting a floor. El Bassatine, towards the north of the delegation, is a little less dense and has newer houses on slightly larger plots. There are few students, the area being far from the campuses, and no tourist seasonality: the market moves mainly at the September back-to-school period and after Eid, when families move.
Towards Ennasr: newer houses, higher rents
The Ennasr sector of the delegation borders Ariana's Cité Ennasr, and the buildings change as you get closer: newer houses, finished façades, a few small developments. Rents follow, and a house floor on that side costs noticeably more than in central El Mnihla. For anyone working in Ennasr or Les Berges du Lac who wants to stay below Ariana rents, it is the compromise to look at first, provided you accept commuting by bus, shared taxi or car, as the light metro does not serve the delegation.

Meters, lease, deposit: what to check before signing
In a house let by floors, the first question is about meters. Many El Mnihla houses have only one STEG (electricity) meter and one SONEDE (water) meter for the whole building, and the owner splits the bill themselves; ask how they calculate it and prefer a floor with individual meters when possible.
