Apartments for rent in Ennasr

1 listing found

Ennasr is a district of flats. Where the rest of the delegation lives in multi-storey family houses, here the streets are lined with residences of four to six storeys, with shops, cafés and agencies at street level. Any search for a flat to rent ennasr therefore happens in a fairly readable market: S+1, S+2 and S+3 units in co-owned buildings, with a lift in most of them and underground parking in the newest.

The listings on this page are posted by private owners and agencies, and you call the advertiser directly. Many tenants search for an ennasr rental private owner to avoid agency fees: both exist side by side here, and the listing shows who is posting. To compare with El Bassatine or the centre of El Mnihla, see the page of flats to rent in the El Mnihla delegation.

Ennasr 1 and Ennasr 2, two atmospheres

A flat rental ennasr 1 concerns the oldest part of the district, the first to be built. Buildings there are a little older, floor areas more generous and rents slightly gentler. The streets are quieter, with families who have lived there a long time.

A flat rental ennasr 2 targets the liveliest area: the main avenue lined with restaurants, tea rooms and shops, clinics and private schools nearby, and a life that goes on late into the evening. This is where the offer is largest and newest, but also noisiest on the street side. A flat set back from the avenue, overlooking a courtyard or on a side street, often offers the best compromise.

Who rents in Ennasr, and for how much

Tenants are managers and young couples working in Les Berges du Lac, central Ariana or downtown Tunis, families drawn by the schools and shops, students from the private institutions nearby and a notable number of foreigners, many of whom want furnished places. This varied demand keeps rents among the highest in Ariana, well above the rest of El Mnihla.

An S+1 often rents for between 900 and 1,300 DT, an S+2 for between 1,100 and 1,600 DT, and a family S+3 frequently exceeds 1,500 DT, more in a new residence with parking. A furnished flat usually carries a clear premium, especially for a stay of a few months. These ranges shift with the floor, the condition and whether there is a garage. To place Ennasr against La Soukra or Ariana Ville, the page of flats to rent in the Ariana governorate gives a point of comparison.

The offer turns over mainly in summer and at the September return. A well-located flat at a fair rent goes fast: it is best to visit the same day.

Checks before signing in a residence

The service charge first: ask how much it is, what it covers (lift, caretaker, cleaning, lighting of common areas) and whether it is included in the rent. In some residences, the lift is often out of order because charges go unpaid, which the neighbours will happily tell you. Then look at parking: on-street parking in the district is difficult in the evening, and an underground space is worth a difference in rent.

For a furnished place, have a signed inventory drawn up, appliance by appliance. Test the air conditioning, the heating and the water pressure on the upper floors. The deposit is usually one month, two for a furnished place. The lease must be written and registered at the tax office. If a house floor or a wider choice of homes also suits you, the page on renting in Ennasr brings together every category in the district.
