Ennasr is one of the most sought-after districts in north Tunis for renting. It combines what many households look for without finding it all in one place elsewhere: recent buildings, shops open late, clinics, private schools and quick access to Les Berges du Lac, Ariana and El Menzah. This page gathers everything rented there as a home, flats and houses alike.
Homes are posted by owners and by the district's estate agencies, which are very active here. You call the advertiser directly. The page of accommodation to rent in the El Mnihla delegation lets you compare with the neighbouring areas, where rents are markedly lower.
What the district has on offer
The flat in a residence dominates by far. From S+1 to S+3, with a lift and sometimes underground parking, it accounts for most of the properties to rent and answers most searches. For this format alone, the page of flats to rent in Ennasr is more targeted.
But Ennasr also has villas, especially in the residential streets set back from the main roads. They are let whole or floor by floor: the villa floor, with a separate entrance and often a terrace, appeals to families who want more space than in a residence without leaving the district. Whole villas, rarer, interest well-off families, diplomats and some companies housing their managers. They have their own page, the one for houses to rent in Ennasr.
Finally, there are a few duplexes on the top floor of residences and a small number of studios, taken by students or single workers. For transport, the district is mostly lived by car or taxi, with buses to Ariana and the centre: those without a vehicle should pick a street near the served routes rather than a residential cul-de-sac.
A very varied tenant population
Few districts mix so many profiles. Young couples starting out in an S+1 or S+2, families settled for the schools, Tunisian and foreign students enrolled in the private institutions nearby, Libyan families and expatriates looking for furnished homes for a few months or a few years. This diversity keeps the district alive all year, with no real off season, and a richer offer in summer and at the September return.
It also explains the rents. Ennasr sits a notch above El Menzah and well above the rest of El Mnihla: expect around 1,100 to 1,600 DT for an S+2 in a residence, around 1,000 to 1,500 DT for a villa floor depending on size, and considerably more for a whole villa with a garden. Furnished homes carry a premium, more marked for short stays.
Private owner or agency, and good habits
Many look for an ennasr rental private owner to save on agency fees, often one month's rent. It is possible, but the district's agencies hold a good share of the properties, especially in recent residences. Compare both; the listing shows who is posting.
Whatever the home, ask for the rent, deposit, term and what the charges cover in writing. In a residence, get the service charge and the state of the lift spelled out. On a villa floor, check that the STEG and SONEDE meters are separate and that the use of the garage and terrace is written into the lease. Visit in the evening: café noise and the difficulty of parking change a lot from one street to the next. Have the contract registered at the tax office.
