Flatshare in Hammamet

1 listing found

A furnished room in a house in Hammamet Ouest, a place in a villa rented by four entertainers in Mrezga, a studio fitted out at the bottom of a Bir Bouregba family's garden: flatsharing in Hammamet takes very different forms. They all answer the same constraint, that of a town where rents are set by the tourist season while many of the people who work there earn a modest wage.

This page brings all these options together, shared flats included. The listings come from private individuals, owners or occupants, and supply is limited from week to week, more plentiful in autumn than at the start of summer. The rest of Cap Bon appears on the page of flatshares across Nabeul governorate.

The lodger's room, a seasonal option

Many Hammamet families let a room in their house during the season, to a seasonal worker from Kairouan, Siliana or the south. The room is furnished, the shower room sometimes shared, the kitchen depending on what is agreed. It is the cheapest and most flexible option, often by the month, sometimes even by the fortnight.

House rules apply: hours, visitors, use of the kitchen. For a hotel employee who finishes a shift late at night, it is better to discuss this before moving in. Some hotels house part of their staff, but not all, and rarely for the whole season: check with your employer before you start looking.

The price of a room varies a great deal with the arrival date. Whoever looks in March, before the hotels open, finds more choice and more reasonable rents than whoever arrives in June, when families are already booking their spare rooms for holidaymakers by the week. If your seasonal contract is signed early, look early.

The shared villa, a local speciality

Hammamet has an unusual stock of villas and bungalows for a town of its size. Out of season, some owners let them to several people rather than leave them empty: four or five bedrooms, a garden, sometimes a pool closed for the winter. These flatshares attract young workers, transferred teachers, and more and more remote workers, Tunisian or foreign, who come to spend the winter in the sun.

This kind of arrangement has an obvious limit: the villa often goes back to being a holiday let in spring. Ask for the planned end date, and do not commit for an academic year if the owner wants the house back in May.

Mrezga students: living near the campus

The Mrezga university hub, towards Nabeul, brings in students every autumn looking for a room or a place in a flat. The developments of the AFH housing estate suit them well, with shops open all year. The best picks go between July and September; in October, what is left is mostly rooms further away, towards Hammamet Ouest or on the Nabeul side.

For a student, the ideal is still a ten-month lease, from September to June, which avoids paying for the summer. Many Mrezga owners accept it, because they let the flat by the week in July and August. Have it put in writing, with the date the keys are handed back.

The basic checks

Ask for a receipt for each payment and a written agreement, even a short one, stating the rent, the deposit, what is included and the notice period. If the room is furnished, photograph it on arrival. On the electricity bill, summer changes everything: air conditioning running in August can double each person's share, so it is better to know how it will be split.

For a whole flat to share, the page of shared flats in Hammamet is more targeted. And to set up on your own as soon as the budget allows, the rentals in Hammamet bring together studios, villa floors and flats by the year.
