Bir Bouregba has a railway station, Mrezga is close to the university hub on the Nabeul side, Yasmine has a marina and Sidi Jedidi has orange groves: renting in Hammamet does not mean the same thing from one sector to the next. Between Hammamet centre and Yasmine, along the southern tourist road and towards El Monchar, estates of bungalows went up in the 1970s and 1980s: single storey houses with one or two bedrooms and a patch of garden, inside gated developments many of which still carry their original name. They are used above all for family holiday rentals in Hammamet, at a price well below a villa with a pool. Out of season, some owners let them by the month to retired people or remote workers.

Listings often quote the name of the residence rather than the street, and people type it exactly as it is; worth writing it out in full in your own advert. For a yearly rental in Hammamet outside Mrezga, look towards Hammamet Ouest and Bir Bouregba: rents are lower there, and the local grocer does not pull the shutters down in November.

Holidays: what changes between June and September

A holiday rental in Hammamet comes down to three things: the real distance to the beach, the pool and the noise. Yasmine Hammamet is quiet at night but far from the sandy beaches to the north; Hammamet Nord on the tourist road side is close to the beaches but the cafés close late. Baraket Essahel, further south, has large villas and few shops open in the evening.

In August, ask for a written contract even for a week, stating the deposit, the arrival time and what is included, cleaning and pool above all. A serious owner will agree to a live video viewing before any transfer.

Sidi Jedidi, Bir Bouregba: the countryside ten minutes away

Sidi Jedidi, on the Zaghouan road, and the hamlets behind Bir Bouregba offer rural houses, farms with orange groves and simple homes at rents rarely seen elsewhere in the delegation. It is not a holidaymaker's choice, but for a family working in Hammamet who want space, or for a farmer looking for land to rent, the area is worth a visit. The Bir Bouregba motorway junction puts Tunis an hour away.
