Buying premises in Sakiet Eddaier is a bet on a Sfax suburb that keeps growing. Every new estate between the Mahdia road and the sea brings a grocery, a pharmacy, a bakery, a café; and every villa built on a busy road ends up opening its ground floor to trade. Here a commercial unit is above all a family investment, bought to let or to set up one of the children.
What is posted is limited and comes mainly from private owners: a few ground-floor units, mixed-use buildings with shops below and flats above, storage units. Many deals are still done between neighbours. For an overall view, all the offices and shops for sale in Sfax governorate usefully round out this page.
What is on the market
The most common case is the ground-floor shop of a house or small building, sold with its roller shutter, shop window and back room. Its value depends almost entirely on location: a unit for sale on the Mahdia road in Sfax, with frontage on the main road and parking outside, is not priced like a shop on a back street in Cité Bourguiba or Saltnia.
The mixed-use building draws investors: two or three shops downstairs, flats above, all on one title. It is the classic home for Sfax savings, which favour steady rents over financial products. A well-placed investment building rarely changes hands and often sells with little publicity. It does, however, take a large budget and close management of the tenants. Before buying, ask for the lease on each unit, the rents actually collected in recent years and the state of the roof and services: on a thirty-year-old building, waterproofing and plumbing quickly add up to a cost the asking price does not show.
Storage units and sheds behind the main roads interest craftsmen and wholesalers. Check heavy goods vehicle access, the ground and the zoning of the land in the development plan: a shed built on a parcel zoned for farming can cause trouble the day you need to regularise or extend it.
Bricks and mortar, business and sitting tenant
Be clear about what you are buying. The walls are the property itself. The business, in Tunisia the "fonds de commerce", is the customer base, the trading name and the right to the lease, and it is sold separately. A listing may cover one, the other or both, and the prices are not comparable.
If the unit is let, ask for the current commercial lease, the rent, the renewal date and the payment history. A sitting tenant under a commercial lease is strongly protected, and you will not easily move them out to set up your own business. On the other hand, a good long-standing tenant secures the return.
Title, permit and permitted use
As with any purchase in the delegation, the land title is the first check: many jnen plots have been divided between heirs without being updated, and a ground floor sold separately from a building requires the title to be properly split. Ask for the building permit as well and check that commercial use is allowed, particularly for garages turned into shops after the fact.
For premises intended for a restaurant, a pharmacy or a doctor's surgery, ask the municipality about the permits needed before signing. A notary or lawyer can carry out these checks at the land registry. Allow for registration and drafting fees in your budget too.
