In Sfax, commercial premises are rarely bought to work in yourself. More often than not, the buyer is an investor who wants a steady rent, a trader tired of paying key money, or a family investing the proceeds of a land sale. These properties rarely change hands: well placed premises stay in the same families for decades.
This page gathers listings for shops, offices, depots, workshops and mixed use buildings for sale in the governorate, posted by private owners and agencies, with direct contact with the seller. The supply varies from week to week and is concentrated in the city and along the first kilometres of the main roads.
What is for sale, and where
In the delegation of Sfax Ville, you find shop premises in the centre, office floors in Sfax El Jadida and in the buildings along the Tunis road, and sometimes a small shop on the edge of the medina. Prices per square metre there are the highest in the governorate, especially for a ground floor on a busy street.
On the outlying roads, in Sfax Ouest in particular, the typical property is the shop on the ground floor of a house, sold on its own or with the floor above. This is also where mixed use buildings appear: shops downstairs, two or three apartments upstairs, a formula popular with buyers who want several rents under a single title.
To the north east, Sakiet Eddaier offers neighbourhood premises and a few properties geared towards the summer season around Sidi Mansour. Towards the Gabes road, La Poudriere and the business zones of the south, depots and sheds dominate, bought by wholesalers, hauliers or olive oil producers.
Foot traffic before floor area
For a shop, value depends first on footfall. A small unit on the corner of a roundabout is often worth more than a large store set back from the road. Go by at different times of day, watch where people park, and see whether the pavement is usable. On a Sfax road, being near a school, a mosque or a pharmacy changes the passing trade completely.
For an office, the lift, parking and proximity to the courts, banks or clinics make the difference. An office floor with no parking right in the centre lets less quickly than you might think, because the clients of the liberal professions come by car. For a depot, consider heavy goods vehicle access, the width of the gate and the distance to the ring road: a poorly served shed quickly loses its tenants to better connected industrial zones.
Premises, business and sitting tenant
You need to know what you are buying. The walls alone are the premises; the business is the activity, the clientele and the right to the lease. Many listings mix the two. If a trader already occupies the premises, ask for the lease, its start date and the rent: the commercial lease regime protects the tenant, and you will not be able to make them leave easily. Premises let to a good, long standing trader are often a sound investment, provided you buy them for what they bring in and not for what they might bring in.
Also check the rents actually collected, any arrears and the date of the last review. A very low rent set fifteen years ago will not go up overnight.
Title, permits and authorised use
A villa garage converted into a shop does not always have authorisation for the change of use, and that counts when opening certain businesses or reselling. Ask for the building permit, the certificate of compliance and the land use certificate. For premises in a co-owned building, read the building rules: some prohibit restaurants or noisy activities.
The land title must be up to date and in the seller's name. For a mixed use building, find out whether there is a single title or separate titles per unit, as this affects both financing and resale. If you are still torn between buying and renting, the page for premises to rent in Sfax gives an idea of current rents.
