Land and farms for sale in Sakiet Eddaier

In Sakiet Eddaier, every new housing estate started out as a jnen. These walled orchards of olive and almond trees, which once surrounded Sfax for miles, were divided between heirs and then cut into building plots as the city spread north-east. Buying land here therefore often means buying a piece of family history, with all the checks that implies.

What is posted is limited and comes mostly from private sellers, sometimes from a developer selling estate plots. Much land still sells through personal contacts before it is even advertised. To compare with neighbouring delegations and the more rural parts of the governorate, all the land and farms for sale in Sfax governorate offer more choice.

Estate plot or jnen parcel

Land for sale in Sakiet Eddaier comes in two forms. The first is the estate plot, usually 200 to 500 m², in an approved development with roads, lighting and utilities. These plots are mainly in Saltnia and around the centre of the delegation. They cost more per square metre, but the paperwork is often simpler and building can start quickly.

The second is the jnen parcel, larger and still planted with olive trees, in merkez such as Merkez Kaaniche, Merkez Essebai or towards Bedarna. It lets you build a house with a real garden, or keep the trees as a small family farm. The price per square metre is lower, but the parcel may be zoned agricultural and not buildable as it stands. The olive trees have value too: a yearly harvest, family know-how, and sometimes a neighbour keen to enlarge their own jnen. Some sellers also ask to keep the current year's crop, a point to settle in writing.

Near the coast, towards Sidi Mansour, a few plots attract buyers dreaming of a summer house. Check the distance from the maritime public domain and the building rules specific to the coastal strip before committing.

Land use and utility connections

The first question concerns the urban development plan: is the parcel in a zone open to building, and with what permitted height? Farmland in Sakiet Eddaier can be cheap precisely because it is not buildable; changing its designation is slow and never guaranteed. Ask the municipality for a zoning certificate or consult the development plan before discussing the price.

Next come the utilities. A plot on an approved estate is in principle served with drinking water, electricity and sewerage. A jnen parcel is not always: find out how far the water main is, what an electricity connection costs and whether you can drill or use an existing well, bearing in mind that wells require a permit. Check the access as well: a landlocked parcel in the middle of other jnens with no recognised right of way is a problem.

Land title and division between heirs

The title is the most sensitive point. Many jnens are still held in undivided shares, or were divided informally without the land title being updated. Insist on an individual title covering the exact parcel, or at the very least an approved subdivision plan, and make sure all the co-owners sign. Titled land for sale in Sfax costs more, but it is easier to finance and resell. Have a surveyor mark out the boundaries before signing, because the line between neighbouring jnens often follows a wall or a row of trees rather than a plan.

If you would rather skip the building work, the houses for sale in Sakiet Eddaier offer a ready-made alternative. And for a business project, the offices and shops for sale in Sakiet Eddaier gather the delegation's commercial units and mixed-use buildings.
