Land and farms for sale in Raoued

10 listings found

Raoued is one of the last delegations in Greater Tunis where you can still see fields from the road. Between the El Ghazala technology park and the sea, the plain is partly farmed, market gardens, cereals, a few olive trees, and it has been carved into plots for some twenty years. That process feeds most of the listings for land for sale in Raoued: a farmer or his heirs sell a parcel, a developer divides it up, and families from Ariana and Tunis see it as the only way to build a detached house without leaving Greater Tunis.

The plots online make up a real but limited supply, posted mainly by owners and a few local agents. You deal with them directly. To compare with Sidi Thabet or Kalaat El Andalous, where land is cheaper but further from everything, the land and farms for sale in Ariana governorate page brings the supply together.

Jaafer and Enkhilet, the building plots

Jaafer and Enkhilet hold most of the residential plots. You buy 200 to 400 m² in a more or less serviced housing estate, to build a family house on one or two levels. The price gap between two neighbouring plots nearly always comes down to three things: the width of the street, whether the networks (water, electricity, sewerage) are actually there, and the estate's status with the municipality.

An approved estate, with a subdivision order and individually titled plots, costs more, but it lets you get a building permit and a bank loan without trouble. An unapproved estate, sold on the strength of a surveyor's plan and an undivided share of the parent title, costs less, but then you build without a permit or at the cost of a long regularisation. That is the question to ask on the first call. Those who would rather not take on the build will look at the houses for sale in Raoued, often built on these same plots.

Bourj Ettouil, Sidi Amor: farmland

Further west and north, towards Bourj Ettouil (Borj Touil) and Sidi Amor Bou Khtioua, the listings change in kind. What sells here is parcels of a hectare or more, small farms with a well, a shed, sometimes an old house. Buyers are farmers, investors betting on future urban growth, and families looking for agricultural land for sale near Tunis for an orchard or a quiet weekend.

The deciding factor is land use. Land zoned agricultural in the development plan does not become buildable because a housing estate has sprung up next door: a change of use goes through a heavy, uncertain administrative procedure, and irrigated or good-quality land is protected. Before paying the price of a building plot, ask the municipality or the relevant authority for a land-use certificate, and read it yourself.

Water, sebkha and access

Water counts twice in Raoued. For a farm plot, you need to know whether the well exists, whether it is authorised, how deep it is and how salty: near the coast and the Ariana sebkha (salt flat), the water table can be brackish. For a building plot, you need to know where the nearest SONEDE water main runs and who will pay for the connection.

Low-lying land, on the edge of the sebkha or a wadi, is hard to spot in summer and very easy to spot after an autumn storm: go and see it in November if you can, and ask the neighbours about flooding in recent years. Check the access too: a farm track kept open by use is not a public road, and a landlocked plot raises a right-of-way issue to be settled at the notary's.

Land title and deed of sale

Titled land, with an up-to-date land title at the land registry, is still the only safe basis. Many plots in the delegation are still held jointly by heirs: you then need the written agreement of every co-owner, not just the one who posted the listing. Be wary of sales by private deed with no entry on the title, common in unapproved estates.

Lastly, compare with the market for built property before deciding. The cost of a plot in Jaafer, plus the build and the connections, sometimes exceeds the price of a finished house; the property for sale in Raoued page lets you run the numbers on real cases.
