Buying land in the governorate of Ariana means choosing between two worlds some twenty kilometres apart. In the south, Soukra, Raoued and what little remains free around Ariana Ville: scarce, expensive building plots bought by families who want to build without leaving Greater Tunis. In the north, Sidi Thabet and Kalaat El Andalous: plains of cereals, market gardening and livestock, where land is still sold by the hectare.
Listings for land for sale in Ariana mostly come from private individuals, heirs or farmers, and from a few local developers and agents. You contact them directly. Supply changes from week to week and remains limited where land is most sought after. What sets the price of a plot here, even more than its size, is its zoning, its title and its utility connections.
In Soukra, the last free plots lie in the extensions of Borj Louzir, Chotrana and towards Dar Fadhal. They rarely exceed a few hundred square metres and sell by the square metre at prices counted in hundreds of dinars, because they allow you to build a villa a few minutes from the airport and Les Berges du Lac. The land for sale in Soukra reflects this tight market. In Ariana Ville and Cité Ettadhamen, a bare plot has become an exception: buyers more often acquire an old house to demolish than an empty parcel. In that case, the calculation changes: you must add the demolition, check that the zoning plan allows the height you want and make sure no heir disputes the sale of the family home.
Raoued is the transition delegation. Around Jaafer and Enkhilet, housing estates have for some twenty years been dividing former farmland into plots of 200 to 400 m², sought by young households who can no longer afford to buy in Soukra. Further west, towards Borj Touil, you find one-hectare parcels and small farms again. For a building plot, the decisive question is the status of the estate: approved with titled plots, or sold on a surveyor's plan with an undivided share of the parent title. The page for land for sale in Raoued details these areas.
In the north-west, Sidi Thabet keeps its rural character, with its cereals, olive groves, dairy farms and the national stud. Two products are found there: plots around the village, much cheaper than in the south of the governorate, and farmland or farms equipped with a well and a hangar. The land and farms for sale in Sidi Thabet also appeal to Tunis families who want an orchard for the weekend.
Kalaat El Andalous, in the far north, stretches down to the lowlands of the Medjerda. It is the most remote and cheapest area, with market garden and cereal parcels whose value depends almost entirely on water and access. The low-lying soils can flood after heavy rain: visit in winter and ask the neighbours before committing. The land for sale in Kalaat El Andalous is aimed at farmers and patient investors rather than those who want to build quickly.
Before discussing the price, ask for a zoning certificate from the municipality or the regional agricultural development office. Land classified as agricultural does not become buildable because a housing estate has sprung up next door, and irrigated land is protected: paying a building-plot price for an agricultural parcel is the costliest mistake on the market.
Next, check the land title at the land registry. Much of the land in the north of the governorate remains in joint ownership between heirs, and a sale is only sound if all the co-owners sign or if the estate has been divided. For a farm, finally, ask about the condition of the well, its permit, the actual flow in summer and the distance to the power grid. Those who would rather not take on a building project will compare with the houses for sale in Ariana.
