Land and farms for sale in Sidi Thabet

6 listings found

Sidi Thabet is where Ariana turns back into countryside. Past the last estates of La Soukra and Raoued, the plain opens onto cereal fields, olive groves, greenhouses and dairy farms, with the village, the national stud farm and the technology park in the middle. It is the one delegation in the governorate where you still buy land by the square metre to build and by the hectare to farm, about twenty minutes from Ariana town when the road is clear.

Land for sale in Sidi Thabet is the most common search in the delegation, and the online supply stays modest: only a handful of listings, posted mainly by private sellers, heirs or farmers selling part of their holding. On Houni, you call them directly. To widen the search, all the land and farms for sale across the Ariana governorate also take in Kalaat El Andalous and Raoued, which are next door and comparable.

Building plot or farmland: two separate markets

Two products share the same label. The first is a plot of land in Sidi Thabet in an urban zone or a subdivision, 200 to 500 m², meant for a family house. You find them around the village, along the roads leading out of the centre and in the recent extensions, often in private subdivisions whose utilities are more or less finished. Building land in Sidi Thabet usually sells well below La Soukra or Borj Louzir prices, which is why young households from Ariana are interested.

The second is farmland in Sidi Thabet: a parcel of one or more hectares, sometimes a complete farm with a shed, a cowshed, a caretaker's house and a well. These properties are aimed at livestock farmers, investors who want to plant olive trees, or Tunis families after a weekend retreat with a bit of land. Prices are discussed by the hectare and vary a great deal with access to water and the state of the track.

Sidi Thabet, Bejaoua, Mongi Slim: where to look

The Sidi Thabet sector itself holds most of the listings: plots on the edge of the village, farm parcels on the plain, a few farms on the minor roads. This is where being close to shops, the school and transport to Ariana counts most in the price.

Land for sale in Bejaoua is more rural, with larger parcels and lower prices per metre, but also access roads that are less well kept. Mongi Slim, the other sector of the delegation, mostly offers plots for a detached house and a few farm parcels. In both cases, plan a visit in the rain: a dirt track that becomes impassable in winter changes what a farm is worth.

Land use, title, water: the three checks

Before any talk of price, ask the municipality or the regional agricultural development office for the exact land use of the parcel. Land zoned for farming does not become buildable because the neighbour has built: changing the zoning takes a long time and is rarely granted to a private individual. Many buildings on the plain went up without a permit, and the buyer inherits the problem.

The land title is the second question. Land in the area is often held jointly by heirs, or covered only by a private deed. Insist on a recent certificate of ownership, the list of co-owners and their written consent. On a farm, also check that there is a permit for the well and how deep the water table is, and ask whether the parcel is connected to an irrigated scheme or depends on rain alone.

Who buys, and when

Buyers of building plots are mostly families from Ariana, Raoued and Ettadhamen who want to build their own house without taking on a twenty-five-year loan. Buyers of a farm for sale in Ariana are fewer: neighbouring farmers expanding, horse breeders drawn by the stud farm tradition, investors from the capital. Sales tend to close in late summer and autumn, after the harvest, when farming owners know where their finances stand. If you would rather have a house already built, the houses for sale in Sidi Thabet are on a separate page.
