A house for sale in Raoued can mean three very different things. A professional's villa on 400 m² in the Riadh El Andalous estate, with a garden planted thirty years ago. A multi-storey family house in Cité El Ghazela, built one floor at a time as the children married. Or a recent house on a plot in Jaafer, Enkhilet or along the beach road, still surrounded by empty land. Prices vary by a factor of three between these worlds, and the buyers are not the same people.

Riadh El Andalous: the villa and its upper floor

A villa for sale in Riadh El Andalous is still the most sought-after product in the delegation. Plots are regular, streets are tree-lined, neighbours stay put, and both the airport and Lac 2 are a few minutes away. Many of these villas have been extended: a self-contained floor added in the 2000s, let out or lived in by a married son or daughter. That is a plus for a buyer who wants rental income, provided the extension appears on the building permit. A villa in good condition here sits well above the rest of the delegation, and properties needing work often go to buyers who plan to rebuild.

Cité El Ghazela and Raoued centre: the family house

In Cité El Ghazela, houses are packed closer together, built by their owners over two or three floors, sometimes with a shop on the ground floor. They sell whole or floor by floor, and this is where a medium-sized house is still within reach of a middle-class family.
