Raoued is the only delegation in Greater Tunis where you can rent, depending on your mood, an executive villa in Riadh El Andalous, a family house in Cite El Ghazela, a rural property in Borj Touil or a beach house that opens three months a year. The variety comes down to geography: the seafront to the north, the technology park and the airport road to the south, and in between a farming plain that is being built over year after year.

A garden suburb that is hard to leave in the morning
Riadh El Andalous was laid out in the 1980s as an estate of villas on plots of 300 to 500 sq m, and that is what it has stayed. A whole villa, with garden and garage, commonly rents for 2,000 to 3,500 DT; villa floors with their own entrance, which are very common here, sit around 900 to 1,400 DT for an S+3 (three bedrooms plus a living room). The area is quiet and leafy, ten minutes from Lac 2 and the airport, and private schools have multiplied. Its flaw is no secret to anyone living here: the queue to get out starts before the roundabout from 7.30 am, and a garden is poor consolation for twenty minutes lost every morning.
Cite El Ghazela and the technology park side
On the other side of the Raoued road, Cite El Ghazela is a district of one and two storey houses built by their owners, with shops on the ground floor along the main streets. This is where demand for rental houses runs highest, because the El Ghazala technology park and its engineering schools are next door and young professionals would rather have a floor of a house at 600 or 800 DT than an apartment in a modern block. Whole houses go within days; the ones still on the market are often too close to the main avenue, which stays noisy until midnight.
Jaafar, Borj Touil and Enkhilet: countryside turning into estates
Towards Jaafar and Borj Touil you find houses on large plots, sometimes with a well and a few olive trees, let for 500 to 900 DT to families who want space at a contained price. Enkhilet and Sidi Amor are more rural still. Two precautions: check car access on rainy days, as some tracks become impassable, and make sure the house is connected to SONEDE mains water and the ONAS sewer network rather than a well and a septic tank.
Raoued beach and the summer season
The seafront is lined with one and two storey holiday houses, let by the season from June to September, often by the fortnight. August easily passes 3,000 DT for a three bedroom house fifty metres from the sand; in June or September the same property goes for half that. Out of season, a few owners will accept a year-long let at low rent, with damp, wind and shuttered shops in winter as the trade-off.
Everywhere in the delegation, seasonal lets included, insist on a written and registered contract; it is the only document that counts if you end up arguing about the deposit.
