Houses for sale in Zaghouan

1 listing found

Looking for a house for sale in Zaghouan means choosing between several ways of living. In the governorate capital, the town house, old in the Andalusian lanes or recent in the districts that slope down towards the plain. In El Fahs, the single-storey house on a walled plot. In Ezzeriba and the countryside, the village house with a courtyard, a few olive trees and sometimes a shed. And around Bir Mchergua, the family house used as a base by Tunis residents who have moved somewhere quieter.

Almost all listings come from private sellers, with a few Tunis agencies offering country houses. Supply varies from week to week and is richer in the governorate capital. On Houni, you reach the seller directly.

The town house in the governorate capital

Zaghouan is a town of houses. In the old town, the family dar is recognisable by its red tiled roofs, thick walls and steep stairs. It has character and stays cool in summer, but almost always needs work on the roof, wiring and waterproofing.

In the newer districts, especially towards the Tunis road, houses were built in stages: a lived-in ground floor, a slab ready for another storey, a garage, a small garden. This is where most of what listings call a villa for sale in Zaghouan is found, usually a large two-storey house on a plot of a few hundred square metres. A pool remains the exception.

El Fahs, Ezzeriba, Bir Mchergua: more space for the same budget

El Fahs offers wider plots and slightly lower prices than the governorate capital. The typical house there is a family ground floor with a courtyard, three or four rooms and a roof terrace waiting for an upper floor, in a town where shops and services are within walking distance. On the outskirts, a house sometimes comes with a garden or a few hectares of cereal land. The listings of houses for sale in El Fahs cover this market in detail.

In Ezzeriba, around Jeradou and Hammam Zriba, you will find village houses, often old, sold between families, with adjoining land. They cost less than anywhere else in the governorate, but utilities, winter access and a reliable water supply need checking closely.

Bir Mchergua attracts those who want to stay within reach of Tunis. A house near the main road and the industrial zone is easy to resell or rent out, which also makes it an investor's purchase. Further from the road, towards the valley land, there are rural houses surrounded by orchards or fields, cheaper but more isolated, suited to people who have a car and do not need to get to Tunis every day. In that case, check the drinking water supply, the state of the road after rain and the distance to the nearest school.

The country house, with or without land

Some buyers are not after a main home but a weekend house: a view of the Jebel, a few olive trees, a well. This kind of property is mainly found around the governorate capital, in Ezzeriba and in the north of Bir Mchergua. Before deciding, remember that extending a house that stands on farmland is not always allowed. If the land matters more to you than the walls, the land and farms for sale in Zaghouan governorate include farms with a dwelling.

Climate also counts. Winters are cold and damp at the foot of the mountain, drier but windy on the plain. A well-oriented house with a sound roof and decent heating is better than a bigger house that is freezing from December to February.

Title, permit and joint ownership

Three documents before any talk of price: the land title or deed of ownership, the building permit, including for any floor added afterwards, and the latest municipal tax receipt. A house on an old, unregistered deed can be sold, but the bank will not lend on it and reselling will take time.

Many houses in the governorate are inherited and belong to several brothers and sisters. A listing that stays online for a long time often hides an unresolved joint ownership. Go through a notary or a lawyer, insist on everyone's signature, and pay no deposit on the strength of a verbal promise. To widen the comparison to other regions, the houses for sale in Tunisia bring together nationwide listings.
