Houses for sale in El Fahs

El Fahs, the former Pont-du-Fahs, is a town of plains and crossroads. It lies some sixty kilometres south west of Tunis, in the middle of the Zaghouan governorate's wheat lands, where the roads from the capital split towards the interior of the country. People buy a house here to live and work, not for the view: a house for sale in El Fahs is first of all a family ground floor on an enclosed plot, in a mid sized town where everything is still done on foot.

The online market is thin. Very few house listings are posted for the delegation on Houni, most often by a private owner. That is typical: most sales happen through personal connections, and the listings that do appear come from the owners themselves, whom you call directly. To compare with Zaghouan, Ez-Zeriba or Bir Mcherga, all the houses for sale in the Zaghouan governorate give a broader view.

What is for sale in El Fahs

The most common property is the single storey town house, terraced or on a plot of a few hundred square metres, with a courtyard, three or four rooms and a roof terrace often prepared for an extra floor. These houses fill the centre and the districts that have spread around it since the 1980s, on estates where water, electricity and sewerage are in place.

On the outskirts and in the rural parts of the delegation, the house comes with land: a garden, a shed, sometimes a few hectares of cereals or olive trees. These properties appeal to families who keep a foot in farming or livestock, and to buyers from Greater Tunis looking for space at a price they would no longer find near the capital. A villa in the Hammamet sense is rare; what a listing calls a villa is often a large two storey house with a garden.

Finally, as everywhere, there are unfinished builds: shell complete, finishes to do. They sell for less, but the cost of plastering, joinery and plumbing must be worked out before any offer.

Who buys, and at what price

Three profiles dominate. El Fahs families who are growing and buy the house next door or a relative's. Civil servants and employees settled for the long term, who stop renting. And buyers from Tunis, who work remotely or south of the capital and accept an hour's drive for a house with a courtyard. This last group pushes prices up slightly on well located properties.

Prices remain well below those of Greater Tunis, and a well kept house for sale in El Fahs generally sells within ranges affordable for a middle class household. A house in poor condition, without a clear title, sells for much less, and that is exactly where caution is needed.

Land title, permit, joint ownership

Before talking price, ask for three documents: the land title or deed of ownership, the building permit, and the latest municipal tax receipt. A registered house sells and gets financed without difficulty; a house on an old deed or an unregistered family division also sells, but the bank will not follow and resale will be slower.

Inherited houses raise the question of joint ownership: every heir must sign, including those living abroad. Go through a notary or a lawyer, and do not pay an advance on the strength of a verbal promise. For houses with land, check the agricultural designation of the plots and whether there is an authorised well.

If you are torn between a house and an apartment, or looking for a separate floor, the property for sale in El Fahs brings all categories together. And if you have time, a visit to Thuburbo Majus, a few kilometres away, is a reminder that the El Fahs plain has been lived in and farmed since Antiquity.
