This page brings together everything sold as a home in El Fahs: houses, house floors sold separately and apartments, when there are any. It is the right entry point for a buyer who has a budget before a preference, and wants to know what that budget buys in a mid sized inland town, about an hour from Tunis.
It has to be said from the outset: the online supply is very limited. Only a handful of listings are posted for the delegation, mostly houses, put online by private owners. Homes in El Fahs change hands mainly through neighbours and family. On Houni, it is the owners who post, and you reach them directly. All the property for sale in the Zaghouan governorate lets you compare with the governorate capital and neighbouring delegations.
House, floor or apartment: what the town offers
The detached house remains the norm, and most of what sells falls into this category. The houses for sale in El Fahs detail this market, from town houses to houses with land on the outskirts.
Apartments, on the other hand, are rare. There are a few in small buildings in the centre, above shops, and in the floors that families have built above their ground floor. An apartment for sale in El Fahs therefore often comes as a separate floor, with an outside staircase and a terrace. The price is lower than for a whole house, but the purchase requires more legal precautions.
The choice depends on lifestyle. A family with children will prefer a house with a courtyard, which they can extend. A couple without children, a civil servant settled for several years or a retiree wanting to move closer to family can make do with a floor, easier to maintain and cheaper to buy. In both cases, proximity to the centre, the market and health services weighs heavily on the property's value.
Buying a floor: the legal points
Buying a floor whose ground floor belongs to another owner assumes the property has been divided properly. Check that the floor has its own land title, or at least a deed that clearly distinguishes it from the rest of the house. Without that, you are buying an undivided share, which the bank will refuse to finance and which you will struggle to resell.
Also have the deed specify what happens to the common parts: staircase, roof terrace, water tank, pipes. In an apartment building, the building management settles these questions; between two families, only the deed counts. Finally, check the floor's building permit, because many were built without authorisation and regularisation has a cost.
For a house, the questions are simpler but just as important: land title, permit, municipal tax receipt, and the signature of every heir if the property is jointly owned.
The calendar of a farming market
El Fahs lives to the rhythm of the cereal plain around it. The early summer harvests put money in farming families' pockets, and purchases or sales are often decided after the harvest. Summer is also the season when emigrants return, as sellers and buyers, which concentrates viewings in July and August.
For a buyer in no hurry, autumn and winter are more favourable: less competition, and sellers who did not close in summer becoming more flexible. Visit in rainy weather if you can, to judge the waterproofing of the terraces and the state of the district's streets.
Finally, compare with the rent you pay today. In a town where prices remain far from those of Greater Tunis, buying soon rather than renting for long is often the right calculation, provided the paperwork is clean.
