Looking for a flat for sale in Ghomrassen means looking for something the town produces little of. Here, at the foot of the cliffs and the ksour, north-west of Tataouine, a family builds its house, then a floor for the son who gets married, then sometimes a second one for the son working in Tunis. The developer-built block, with a managing agent and a shared stairwell, remains the exception. What a Ghomrassen listing calls an "apartment" is therefore often a self-contained floor in a family house, with its own entrance and sometimes an outside staircase.
The listings published on Houni come almost entirely from private sellers: an owner living elsewhere selling the floor he no longer uses, an heir, a civil servant who has been transferred. The supply varies and is limited from week to week, so it is worth comparing it with all the apartments for sale in Tataouine governorate, where the governorate seat has more blocks of flats. The Nouvelle Médina sector is where most apartment listings in Ghomrassen are found. The town spread out there over more regular plots than in the old core, with wider streets, houses with upper floors and a few small buildings of two or three storeys. The apartments in Nouvelle Médina have their own page, useful if you do not want to leave this neighbourhood.
A floor of a house for sale usually comes as an S+2 or S+3 (two or three bedrooms plus a living room) of 90 to 130 m², with a terrace above or access to the roof. Finishes vary a great deal: some floors were built in one go with the house, others added years later, when money from emigration allowed it. When you visit, pay as much attention to the structure as to the floor tiles.
Ghomrassen has a long tradition of leaving. Generations of men from the town ran doughnut and pastry shops in Tunis and in the big cities of the north, and many families now live between the capital, France and the family home. They are often the ones selling: they built a floor for the holidays, they only come back in summer, and they would rather sell.
On the buyers' side, there are young local couples who do not want to wait to build, teachers and health workers posted to the delegation, and families from the governorate seat looking for something cheaper than in Tataouine. This pool of buyers is small, which explains why listings stay online for a long time and why prices are open to negotiation. Deals are more readily closed in summer, when emigrant sellers and local buyers are all in town.
The first question is legal. A floor can only be sold cleanly if it has a separate land title or a deed that clearly sets out each party's share of the building. In many family houses, the upper floor has never been separated from the ground floor on paper: the buyer then becomes a co-owner of a house with strangers, and the bank will refuse to lend. Ask for the title, the building permit for the floor and a recent certificate of ownership before paying any deposit.
The second question concerns the land the building stands on. As elsewhere in the governorate, part of the land comes from collective tribal land, allocated and then privatised over the years. A plot whose regularisation is not complete can be sold between people who know each other, but it makes resale harder. A local notary or lawyer will be able to tell you how far the file has got.
Finally, look at day-to-day life: the water tank and water pressure on upper floors, which way the rooms face in the summer heat, a shared or separate staircase, space to park the car in front of the house. A well-oriented floor with its own access will always resell better than a large, hemmed-in apartment.
Since there are few apartments on offer, many buyers widen their search to whole houses, which make up most of the local market. The page of property for sale in Ghomrassen brings houses and floors together: it is the fullest view of what is selling in the delegation, and often the best way to spot a property to divide or convert.
