Ghomrassen is recognisable from afar: a town nestled in a valley between cliffs riddled with old cave dwellings, with its hilltop ksour and granaries. Below, the modern town has grown along the road and towards Nouvelle Médina, in breeze-block and concrete houses built family by family. Property for sale in Ghomrassen means that kind of house first and foremost: a ground floor with a courtyard, often an upper floor, and a family history behind every wall.
The market is small and largely does without agencies. The listings on Houni are published by the owners themselves, from here or from Tunis and abroad, and readers call them directly. The supply varies from week to week; to widen your search, all the property for sale in Tataouine governorate lets you compare with the governorate seat and the other delegations of the south.
Most properties are detached houses on plots of a few hundred square metres. The layout is typical of the south: rooms around a courtyard, kitchen and washroom set apart, a garage on the street, a flat roof terrace and a slab often ready for an upper floor. These houses are sold finished, half finished or as a shell: building work halted for lack of money, or because the owner went back to work in the north, is a common case.
Alongside them, a few families sell separate floors; these are listed on the page of apartments for sale in Ghomrassen. Rarer still are the old dars of the historic core, with thick stone walls, which need a lot of work but stay cool in summer. They mostly appeal to people from the town who want to keep a foothold there.
Nouvelle Médina holds a good share of the recent buildings: regular plots, laid-out streets, water and electricity networks in place. It is the easiest sector to buy and resell in, the one young households and civil servants choose. The centre, around the mosque, the market and the shops, keeps older, more tightly packed houses, with the advantage of doing everything on foot.
On the outskirts, towards the heights and the ksour, there are larger plots and isolated houses. The view is beautiful and the space generous, but car access, water and the distance to school weigh in the decision. Also bear in mind the proximity of Ksar Hadada and the sites that attract visitors: a few buyers consider them for a guesthouse, which remains a separate project, to be studied with the municipality.
In Tataouine governorate, the status of the land decides a great deal. A house built on a privatised plot, with a land title or a regularised allocation deed, sells at its price and can be financed by a bank. A house on collective land still being divided up, or in the hands of several heirs who have not reached agreement, sells for less and more slowly. A cheap house for sale in Ghomrassen often hides one of these two cases.
Before talking price, ask for the title or the deed, the building permit, the list of heirs if there is an inheritance, and check on site that the upper floor or the annexe really appear in the documents. The local notary knows the files in the area and can tell within a few days whether a sale is feasible.
As everywhere in the south-east, sales are concentrated in July and August, when families settled in Tunis, France or elsewhere come back. A seller who publishes a listing in spring often waits until then to meet buyers, and the price moves little before that. In autumn, those who have not sold become more open to discussion. Visit in the early afternoon in summer if you can: that is when you see whether a house really keeps out the heat.
