The apartment is the rarest property on the Tataouine market. The governorate was built house by house, and a family with the means to build would rather have a plot and a roof slab than a floor in a block. Yet demand exists: civil servants settling for good, young couples who do not want to wait ten years for a build to finish, local families who want a base for the holidays without keeping up a large house.
On Houni, listings of apartments for sale in Tataouine are posted by private sellers and supply remains thin, varying from week to week. You call the seller directly. Before you search, you need to know what the word means here, because it covers two very different things.
The first is the apartment in a block. A few small buildings of two or three storeys stand in the centre of the main town, along the main roads and close to services. Their apartments, from one to three bedrooms, sell to managers, civil servants or investors who let them to transferred staff. They are close to everything, but rarely come with a garage or roof access.
The second, far more common, is the floor of a house sold separately. Outside staircase or a stairwell shared with the ground floor, a roof terrace above, two or three bedrooms: that is what most listings in the governorate mean by apartment. Its price is often lower than a block apartment of the same size, but its legal file needs more attention.
The town of Tataouine, split between the delegations of Tataouine Nord and Tataouine Sud, holds the apartment blocks and most of the floors for sale. That is where a buyer who wants to resell or let easily should look, near the hospital, public offices and schools, where rental demand stays steady thanks to transfers.
Ghomrassen mostly offers floors of family houses, often sold by owners settled in Tunis. The Nouvelle Médina area accounts for most of the supply. Prices are lower than in the main town, and the pool of buyers smaller. The apartments for sale in Ghomrassen cover this market in detail. In the other delegations, Bir Lahmar, Remada, Dhehiba or Smar, apartments are almost non-existent.
An apartment can only be sold cleanly if it has its own land title, or at least a deed setting each party's share in the building and the land. In many family houses, the upper floor was never separated on paper: the buyer then enters joint ownership with the ground floor owner, and the bank refuses the loan. Ask for a recent ownership certificate before paying any advance.
Then check that the building permit really covers the upper floor, often added afterwards, and that the underlying plot is not one from former collective land whose regularisation is dragging on. In a small block, ask who maintains the stairs, the water tank and the roof terrace: without a managing agent, these matters are settled between neighbours, and it is better to know how before buying.
Heat rises. A poorly insulated top floor becomes hard to bear in summer; look at the thickness of the slab, the exposure and where the air conditioners are placed. Check the water pressure on the upper floors and whether there is a tank reserved for your home. Think about parking, because a floor with no space in front of the door is harder to resell.
Think ahead too. A well-located apartment in the main town lets easily to transferred civil servants, which makes it a sensible investment for a local family living elsewhere. An isolated floor in an outlying district, on the other hand, can stay empty for months between tenants. Before buying to let, call a few rental advertisers in the same area to find out how long their homes stay vacant. The answer is often worth more than a yield estimate.
If supply falls short, widen your search to the property for sale in Tataouine, where houses and floors sit side by side, or compare with the national page of apartments for sale in Tunisia.
