Who buys a home in Nabeul governorate? Three kinds of buyer, who do not look at the same listings. First, local families, looking for a main residence close to their work in Nabeul, Hammamet or Grombalia. Then people from Tunis, and many Tunisians living abroad, who want a seaside base for the summer, or even for retirement. Finally, investors, who buy to let, by the season or by the year.
This page gathers every type of home for sale in the governorate: apartments, villa floors, houses, duplexes. The listings are posted by private sellers, agencies and a few developers, and you contact the seller directly. It is a way to compare the delegations with one another before looking at a single town in detail.
In the governorate, the type of property depends heavily on the place. In Nabeul and Hammamet, apartments in residences dominate the recent supply: developers are building along the road linking the two towns, and off plan sales are common there. Elsewhere, apartments remain rare and houses dominate, often built in stages, with an occupied ground floor and an upper floor added for a married child.
That explains the villa floor, a product very present on the local market. It costs less than a whole house and offers more space than an apartment, but it usually shares the entrance, the roof terrace or the land with the family on the ground floor. Before buying one, check that it has its own separate title deed, which is not always the case.
The highest prices are in Hammamet, especially Hammamet Nord, Yasmine Hammamet and around Mrezga, then in Nabeul in the neighbourhoods close to the sea. The listings of homes for sale in Hammamet show the gap between the tourist zone and the inland part of the delegation, Bir Bouregba or Sidi Jedidi.
Kelibia, Hammam El Guezaz and El Haouaria attract a different buyer: someone who accepts an hour and a half's drive from Tunis in exchange for clearer water and more sensible prices. The market there is family based, and many holiday homes are sold between heirs or to neighbours. The homes for sale in Kelibia give a good idea of this supply, where a house with a roof terrace remains the norm.
For anyone working in Tunis or in the Ben Arous industrial zone, Soliman is often the first stop in Cap Bon. The town has spread a great deal, with housing estates and a few residences, and prices remain below those of the southern suburbs of Tunis. The page of homes for sale in Soliman lets you measure that gap.
Further inland, Grombalia, Bou Argoub, Menzel Bouzelfa and Beni Khalled are farming towns where people buy a house to live in rather than to spend the summer. Plots are generous, gardens are common, and a family house often sells for well below its equivalent on the coast. The homes for sale in Grombalia are a good sample. Korba and Menzel Temime sit between the two, with the sea nearby and an economy still focused on market gardening.
The land title is the first question, whatever the property. An individual registered title (the "blue title") makes bank loans and resale easier; a property held in joint ownership or covered only by a private deed requires the agreement of every heir and the advice of a notary. For a new apartment sold off plan, ask for the building permit, the delivery schedule and how the instalments are guaranteed.
Permits matter for older houses too: a floor or an extension built without authorisation can block the sale or the loan. Finally, a foreign buyer must obtain the governor's authorisation, which adds several months to the timeline. To target a specific type, the page of houses for sale in the governorate narrows the search.
