Looking for an apartment for sale in Hammam El Guezaz means looking for an exception. The delegation, in the north-east of Cap Bon between Kélibia and El Haouaria, is a land of detached houses, summer villas and farmland. The few apartments put up for sale are mostly villa floors, a handful of S+2 flats in small residences near the sea, or one level of a family house that an heir sells separately.

Supply is therefore small, often limited to a handful of listings a year, posted by private sellers. On Houni, you contact the seller directly. To get some choice you have to widen the search: all the apartments for sale across the Nabeul governorate cover Kélibia, Nabeul and Hammamet, where residences are far more numerous.

Who buys an apartment here

The typical buyer wants a summer base, not a main home. A couple from Tunis who want their week by the sea every year, an emigrant who would rather maintain a floor than a whole villa, a retiree who wants the sea without the garden. For all these profiles, the closeness of Kélibia matters: the port, the market and services are a few minutes away, which makes year round living possible even in a small home. The Dar Allouch area meets this need best, with villa floors a few minutes from the beach, sometimes with a sea view terrace.

In town, a house floor can suit a local family wanting to live near their parents, or a buyer planning to let it in summer. In that case, look at the real yield: the season is short, from June to September, and an apartment empty nine months a year earns less than you might think. Current rents can be seen on the page of homes to rent in Hammam El Guezaz.

A floor sold on its own: the sensitive point

The real issue, in Hammam El Guezaz as in many small coastal towns, is legal. A house floor built by a family often has no separate title: the whole house is registered under a single land title, sometimes in joint ownership, with no co-ownership rules. Buying under these conditions amounts to buying a share of the house, with all the risks that follow in case of disagreement or resale.

Before any commitment, ask whether the floor has its own title, or whether the seller can have a division plan and co-ownership rules drawn up. Check that the floor appears on the building permit and that it has its own water and electricity meters. A notary or lawyer from the region can tell you whether the division is feasible and how long it will take.

Bank financing follows the same logic. A bank will not lend on a property without an individual title, so these floors are almost always sold for cash, between people who know each other. All the more reason to insist on clear papers, even if the price looks attractive.

Upkeep, access and price

A small residence or a floor near the sea suffers from the salt air. Look at the façades, the balconies, the stairwell and the waterproofing of the roof terrace, and ask who pays for repairs to the common parts. In a villa floor, the staircase and the terrace are often shared with the ground floor owner: get each party's rights set out in writing.

On price, a floor in Hammam El Guezaz generally sells below a comparable apartment in Kélibia or Nabeul, but the gap narrows for a property close to the beach. If the ideal apartment does not show up, a modest house may cost the same: compare with the houses for sale in Hammam El Guezaz.
