Hammam El Guezaz, which many spell Hammam Ghezèze, is the small delegation in the north of Cap Bon squeezed between Kélibia to the south and El Haouaria to the north. The coast road runs through it, with the town and its white houses on one side and, on the other, fields sloping down to the sea and the beach area of Dar Allouch. Here, renting a home runs on two calendars that look nothing alike: summer, when families from Tunis and Nabeul and emigrants look for a house near the beach, and the rest of the year, when demand shrinks to a few local households and civil servants posted in the area.

The supply online is modest: a few listings, mostly posted by private owners. On Houni, you see the photo, the asking price and the owner's number, and you call them directly, with no middleman. If nothing fits, all the homes to rent across the Nabeul governorate let you widen the search to Kélibia, Menzel Temime or El Haouaria.

Two markets: the season and the winter

From June to September, almost everything rented in Hammam El Guezaz goes by the week, the fortnight or the month. Owners living abroad or in Tunis open up their house or the upper floor, local families free up a ground floor, and prices follow the distance to the sea. July and above all August are the tight months: the best houses in Dar Allouch are booked from spring, often by the same tenants year after year.

Out of season, the same house can be rented far cheaper to anyone willing to leave at the end of May. This is the so-called winter let, very common on the Cap Bon coast: lease from September to June, moderate rent, and keys handed back before summer. A true yearly let, with no summer break, is rarer and is mostly negotiated in the town itself, away from the beach, with owners who live on site.

What you can rent

The stock is made up of detached houses, often with an upper floor, built by families who keep one level for themselves and let the other. You also find summer villas by the sea in Dar Allouch, ground floors with a courtyard in town, and a few studios fitted out above a garage. Apartment buildings are almost absent; for an apartment in the strict sense, the page of apartments for rent in Hammam El Guezaz gathers the rare offers, and the one for houses to rent in the delegation shows whole properties.

Furnished lets dominate in summer, with basic equipment: beds, a kitchen, sometimes an air conditioner in a single room. On a winter let the home is often furnished too, since it serves in summer, which suits the teacher or nurse posted for a school year. A tenant who wants to move in with their own furniture has to say so straight away.

Before paying a deposit

In season, the custom is to pay a deposit to hold the dates, then the balance on arrival. Ask for a written receipt, specify the arrival and departure dates, the number of people and what is included: water, electricity, gas. On a winter or yearly lease, insist on a signed and registered contract, an inventory and the exact amount of the deposit, usually one or two months' rent.

Think about water too. In the north of Cap Bon, cuts in midsummer are not rare, and a house fitted with a cistern or a rooftop tank makes a real difference. Ask the owner before signing, along with the real distance to the beach, which listings tend to round down.
