In Hammam El Guezaz, an apartment in the sense of a unit in a co-owned building is almost impossible to find. The delegation, on the north-east coast of Cap Bon between Kélibia and El Haouaria, grew as detached houses, and what is called an apartment to rent here is most often a self-contained floor of a house, an S+1 fitted out above the family ground floor, or a studio with its own entrance. Listings are rare and change from one week to the next.

They are posted by the owners themselves, and you call them directly from the listing. When the page is empty or too short, the search moves to the scale of Cap Bon: all the apartments to rent across the Nabeul governorate cover Kélibia, where residences are more numerous, as well as Menzel Temime and Nabeul.

Who for, and when

An apartment rented in Hammam El Guezaz serves two groups. In summer, couples or small families want a furnished S+1 or S+2 for a week or two, without paying for a whole house. In the Dar Allouch area, a few villa floors are let this way, a few minutes from the beach, with a terrace and sometimes an entrance shared with the owner.

The rest of the year, demand comes from single people or young couples: teachers posted in the delegation or in Kélibia, health workers, employees working in the area. They look for a modest S+1, furnished if possible, for a school year. This niche exists, but it is often negotiated by word of mouth; a well written listing at a reasonable rent goes within days.

People working in Kélibia often hesitate between the two towns. Hammam El Guezaz offers slightly lower rents and more quiet, Kélibia more choice, shops and transport. With a car, the trip between the two takes a few minutes along the coast road; without one, you rely on shared taxis and should check the evening times, which thin out off season.

What a house floor is worth

A house floor has its advantages: more space than an apartment in a residence for the same rent, a roof terrace, a quiet neighbourhood. It also has its limits. The water and electricity meters are sometimes shared with the owner, and the bill is split on a flat rate that needs to be set in writing. The entrance may go through the family courtyard, which matters if you come home late.

On price, an S+1 or S+2 let by the year is generally much cheaper than in Nabeul or Hammamet, but the same home can double in August. If the owner wants the floor back for summer, they will say so: many winter leases run from September to June. For a family that prefers a whole property with a courtyard, the houses to rent in Hammam El Guezaz offer more space for a sometimes similar rent.

Checks before signing

Ask for a written contract, even for a floor in the owner's house, stating the term, the rent, the payment date and the deposit, usually one or two months. Do the inventory room by room and list the furniture provided. Check the water supply upstairs: without a rooftop tank, pressure drops fast in summer in the north of Cap Bon.

For a summer let, fix the dates and the total price, pay the deposit against a receipt, and ask what is provided: linen, gas, air conditioning. If you are torn between several options, the general page of homes to rent in Hammam El Guezaz brings together the delegation's houses and apartments.
