Renting a house in Hammam El Guezaz almost always means renting for the summer. The delegation, in the north-east of Cap Bon between Kélibia and El Haouaria, is made of detached houses, and most were built with the idea of hosting the family in July and August. When the family does not come, or not for the whole summer, the house is let. That is the supply sought by holidaymakers from Tunis, the Sahel or abroad who want a whole house, with a courtyard or garden, a few minutes from the sea.
Listings are few and come from private owners: owners living locally, emigrants who manage their property from afar through a relative, heirs who share out the rental months. On Houni, you contact them directly. To compare with Kélibia or Menzel Temime, see all the houses to rent across the Nabeul governorate.
Dar Allouch, the house with its feet in the sand
Dar Allouch is the delegation's beach area: a low coastline, sandy beaches open to the sea, and a fabric of summer villas often shut from October to May. A villa to rent in Dar Allouch is sought from March or April for August, and those closest to the beach go to regulars. Rents there are the highest in the delegation, without reaching Hammamet's, and they climb sharply between mid July and the end of August.
In this area, what you rent is most often a complete single storey or two storey house, with a terrace, sometimes a barbecue and a shaded corner. Pools remain rare. Ask the real walking distance to the sand, whether there is a closed gate for the car and the number of beds, as many houses are designed for a large family.
Out of season, these same villas often stand empty. Some owners then accept a winter let, from September to June, at a rent far below the summer one, provided the keys are handed back before the season. It is an option for a couple working in Kélibia who want quiet, as long as they accept an area that is very sleepy from November to March.
In town, the upper floor or the ground floor
In the town of Hammam El Guezaz, along the coast road and in the streets heading inland, the rented house is often one level of a family home: the owner lives downstairs and lets the upper floor, or the other way round. It is cheaper than by the sea, the shops are within walking distance, and Kélibia is a few minutes' drive away for the market, the duty pharmacy or the port.
This is also where the yearly house let is found, when there is one. It mostly concerns families working locally, in farming, fishing at Kélibia or the public services. The rent is modest, but supply turns over slowly: a listing of this kind goes within days. For floors marketed as apartments, see the apartments for rent in Hammam El Guezaz.
Questions to ask the owner
For a summer let, put in writing the dates, the total price, the deposit amount and the cancellation terms. Ask whether water, electricity and the gas bottle are included, and whether there is a cistern: in summer the pressure drops and cuts happen. Walk round the house on arrival with the owner or their representative, and note what does not work.
For a winter or yearly lease, a written contract and a deposit are the rule, with an inventory. Specify who pays for minor repairs and whether the owner intends to take the house back in summer. If you are thinking of buying rather than renting long term, the houses for sale in Hammam El Guezaz give an idea of the local market.
