Le Bardo's Avenue Habib Bourguiba has nothing in common with its namesake downtown: it is a neighbourhood avenue, with pharmacies, bank branches, cafés, appliance shops and a flow of pedestrians coming out of the metro. That street, together with Avenue de l'Indépendance, the other retail spine, is where the most sought-after premises in the delegation are concentrated.

Where to rent commercial premises in Le Bardo
Commercial premises to rent in Bardo on the avenue are priced on footfall: a unit of 30 to 50 sqm with a shopfront often goes for between 1,000 and 2,000 DT a month near the metro station and the market, and key money on top is common. Move a hundred metres away, into the streets of Khaznadar or Bouchoucha, and rents fall sharply for a loyal neighbourhood clientele: grocers, bakeries, hairdressers, dry cleaners, private language schools.
Ksar Said and the Béja road are the territory of activities that need space: garages, spare parts, building materials, storage. Sheds and warehouses are easier to find there than in the rest of Tunis, but check lorry access and the municipal authorisation for your activity.
Bardo 2 and La Bonne Résidence, both newer, offer commercial ground floors in developer-built residences: well suited to a pharmacy, a practice or a gym, less so to a business that lives on passing trade.
Offices and practices: a local supply
Le Bardo has no office buildings like the Lac or the Centre Urbain Nord. What is let here are apartments converted into offices, villa floors fitted out as a medical or legal practice, and floors of 60 to 120 sqm above the shops on the avenue. Demand comes mainly from the medical professions, drawn by the closeness of the Bab Saadoun hospitals (La Rabta, Charles Nicolle): in Bouchoucha and around Place du Bardo, a vacated practice is re-let within weeks.
Administrative offices, accountancy firms, training schools and small call centres tend to settle in Khaznadar and Bardo 2, where parking is less tight and where students from La Manouba and the ISSEP at Ksar Said provide a part-time workforce.
What to settle before signing the lease
Premises for professional use are let under a contract registered at the tax office: without it there is no business licence and no trade register entry. Spell out the permitted activity (an owner who accepts a clothes shop will not necessarily accept a café), ask whether the rent is quoted with or without VAT, and bear in mind that the law on commercial leases protects the tenant after two years of trading, which is exactly why so many Bardo landlords offer short leases. Raise it plainly on the first call.
A simple test: come and count the people walking past the unit on a Saturday morning between 10am and noon, then again on a Tuesday around 4pm. The difference between the avenue and a side street shows up within ten minutes, and it either justifies the rent gap or it does not.
