Between 600 and 750 DT: that is the bracket that keeps coming back for an unpretentious S+1 in Le Bardo's 1980s blocks. Cheaper than El Menzah, dearer than Manouba, and that is exactly the district's position. Fifteen minutes by metro from Place Barcelone, you are still inside Tunis without paying northern-suburb prices. One piece of local shorthand first: S+1 means one bedroom plus a living room, S+2 two bedrooms plus a living room, and so on.
Every Bardo apartment listing published on houni.tn comes from an owner or an agency who answers the phone themselves. Filter by number of rooms, furnished or unfurnished, and compare before you travel across town. If you have not settled on a district yet, the apartments for rent in Tunis page covers the whole capital.
Three rent levels for three areas, from Bardo centre to Bouchoucha
Renting in Bardo centre means the buildings around Place du Bardo, the metro station and the museum. The apartments are often old, with high ceilings and sometimes no lift, but everything is done on foot: the market, the secondary school, the bus stops towards Bab Saadoun. A lot of the demand comes from staff at the Charles Nicolle and La Rabta hospitals, a few stops away.
In Khaznadar and Bardo 2 the stock is newer: four or five storey residences with parking, family-sized S+2 and S+3 units, and a handful of developer blocks delivered in recent years. An apartment to rent in Le Bardo in this sector costs a little more, but you gain a lift and a proper garage.
Bouchoucha and Cité 20 Mars have the lowest rents in the delegation, with estate blocks and villa floors. Plenty of students from La Manouba and from the ISSEP at Ksar Said live there.
The Bardo studio, often above a garage
A studio to rent in Le Bardo is rarely a new-build. Most are studios fitted out above a garage or on a rooftop terrace, let furnished, at between 350 and 550 DT depending on condition and how close the metro is. Bardo studio rentals attract two groups: students, and young employees starting out in the city centre.
A few practical checks when you are looking at a studio for rent in Le Bardo: make sure the STEG electricity meter is separate, otherwise the bills become a source of argument; ask whether the entrance is independent; and be wary of basement studios advertised as "garden level".
Short stays, by the night or by the week, do exist here too, mostly for families visiting a relative in hospital at Bab Saadoun. They remain a small share next to monthly lets.
S+2, S+3 and villa floors
Many people search for an S+2 house in Le Bardo when what they actually want is a villa floor: a self-contained S+2 on the first floor of a family house, with its own meter and sometimes a terrace. It is the most typical property in Khaznadar and Ksar Said, generally between 700 and 1,000 DT.
An S+3 in Le Bardo is aimed at families: more like 1,000 to 1,400 DT for an apartment in a residence with parking, less in an older block in the centre. At that level of rent, insist on a registered contract and ask who pays the building charges; in the Bardo 2 residences they usually run to 30 to 60 DT a month.
If you would rather have a whole house, houses to rent in Le Bardo have their own page. A flat to rent in Le Bardo looking onto the museum park is, in my view, the district's best compromise when one comes up: old, but quiet and central.
