Le Bardo has kept something the new suburbs do not have: streets of individual houses built between the 1950s and the 1980s, usually with a garage, a courtyard and an upper floor added later for a married child. That stock of one and two-storey houses is what feeds the rental market here today, far more than upmarket villas, which are rare in the delegation.
On houni.tn, the house listings for the delegation are posted directly by owners and by local agencies. You contact the advertiser, you view, you negotiate: the platform does not step in between.
Which districts for a house to rent in Le Bardo?
A house here does not look the same depending on which side of the metro line you are on. Around the museum and the Assembly, between place du Bardo and rue Bayrem Ettounsi, the buildings are older, the plots narrow, and houses go quickly because you are ten minutes from Bab Saadoun and its hospitals.
Khaznadar, further to the north-west, has the widest stock. A house to rent in Khaznadar is typically a two-storey build with one home stacked on the other: the owner lives downstairs and lets the villa floor above, or the other way round. Families working in La Manouba or on the university campus do well here, with the light metro passing close by.
Ksar Said and Ksar Said II, around the racecourse, are more residential and a little more open. Bouchoucha stays working class and well served. Bardo 2 and La Bonne Residence hold the newest houses and the highest rents in the delegation. When the budget for a house is out of reach, the apartments to rent in Le Bardo offer a much wider choice.
Cite 20 Mars and Bardo Sud: the searches on the rise
People looking for a house in 20 Mars Bardo mean an estate of grouped housing between Bouchoucha and Khaznadar, with terraced single-storey or two-storey houses, quiet streets and schools within walking distance. Rents are gentler than in central Bardo, and the 20 Mars station on line 4 links straight to central Tunis.
Bardo Sud and Ksar El Bortal, over on the Beja road side, attract people who want a garage and a courtyard without paying central Bardo prices. The trade-off is a greater dependence on the car or on shared taxis.
Rents in practice, the roof terrace and the service charge
For a decent S+3 house (three bedrooms plus a living room) with a garage, you generally need 1,200 to 1,800 DT a month in Le Bardo, more for a detached villa with a garden in La Bonne Residence or Ksar Said. An S+2 villa floor is closer to 800 to 1,100 DT. These figures move fast: look at recent listings rather than at averages. Anyone hesitating between renting and buying should also look at houses for sale in Le Bardo.
For any house to rent in Le Bardo, ask who pays the service charge when the house is divided, and go up and look at the roof terrace: on the older houses in this area they often leak. View on a weekday around 5 pm too: the traffic on the main road and around Bardo station gives a realistic idea of the noise.
To compare with the rest of the capital, the houses to rent in Tunis page covers every delegation.
