Korba is a town of trade and food processing before it is a seaside resort. The Kelibia road runs through it and serves as its shopping street, the weekly market draws in the delegation's villages, and every summer the tomato canneries keep dozens of lorries and depots busy. Renting commercial space in Korba answers to these three realities: the shop on the main road, the depot or shed on the outskirts, and the seasonal unit near the beach.
On Houni the supply is limited, a few listings at a time, posted by owners letting a ground-floor shop under their house or a shed they no longer use. The reader calls the advertiser directly. To widen the search to Nabeul, Dar Chaabane or Menzel Temime, all the offices and shops to rent across the Nabeul governorate fit on one page.
The shop on the main road and around the market
The most sought-after unit to rent in Korba is the ground-floor shop on the main road or in the streets leading to the market, on the Korba Ouest side. These are units of 20 to 60 m² with a metal shutter, often built under a family house, occupied by grocers, cafés, phone shops, hairdressers and clothes shops. Foot traffic is good all year round, and it soars on market days.
Rents stay reasonable compared with Nabeul: a small, well-placed unit often goes for between a few hundred dinars and a little over a thousand dinars a month, depending on the frontage and how close it is to the market. Key money is sometimes asked for the best spots, especially when the unit already has a customer base. Before signing, check that the planned activity is allowed by the municipality for that unit and that electricity and water run on a meter separate from the house.
Depots, sheds and farm buildings in Boulidine and Korba Ouest
The second family of units is the depot. Korba lives off processing tomatoes, chilli peppers, citrus and greenhouse crops; collectors, farm-supply wholesalers, hauliers and small packing workshops look for sheds of 100 to 500 m² on the edge of town, in Korba Ouest along the inland roads, and in rural areas such as Boulidine and Garaet Sassi.
For this kind of property the criteria are practical: ceiling height, lorry access, yard area, three-phase power for a cold room or a machine, and the state of the track in winter. Rent is negotiated per square metre and per year, often paid by the quarter or by the season. The owner is usually a farmer or an heir; a written lease, even a short one, avoids misunderstandings over the term when the tomato season starts. Those who would rather buy their land and build a shed on it will look at the land and farms for sale in Korba.
Summer units near the beach and in Tazerka
On the Korba Est side, on the way to the beach and along the Tazerka seafront, a few units live for only three months a year: cafés, restaurants, parasol hire, small holiday mini-markets. They are let for the season, from June to September, sometimes at a price equal to a year's rent in town, and the deal is struck in spring.
If you are aiming at this market, ask for the unit's history (who ran it last summer, why it is coming free), the state of the connections after the winter and its position relative to the public maritime domain, as installations too close to the sand are checked regularly. The Korba summer festival and the weeks of August bring in most of the turnover; a late opening, in July, loses a good part of the season.
Offices and the professions: a marginal supply
An office in the strict sense is rare in Korba. Doctors, lawyers, accountants and consultancies set up in town-centre flats or converted house floors in Korba Ouest, near the town hall and the public offices. A floor of 60 to 100 m² with two or three rooms and its own entrance does the job very well, and its rent is close to that of an equivalent home. To find that kind of floor, the page of homes to rent in Korba usefully complements this section.
Whatever the type of unit, insist on a written commercial lease setting out the term, the rent, the review, the permitted use and who pays for which works, and have it registered: it is that document, and not the owner's word, that protects your business on the day the unit gains in value.
