Homes for rent in Korba

4 listings found

Korba stretches between the Kelibia road and the sea, on the east coast of Cap Bon, some twenty minutes from Nabeul. The town runs at two speeds: eleven months out of twelve, it is a small farming and trading town, with its tomato canneries and its market; in July and August, families from Tunis and emigrants back from Italy or France fill the seaside houses, from the lagoon to Tazerka beach. The rental market follows exactly that calendar.

On Houni, listings of property to rent in Korba come almost entirely from private owners, and supply remains small: a few summer houses, a studio or a house floor by the year, rarely more than a handful of listings at once. Each listing gives the owner's number, which the reader calls directly. If nothing matches at the time of your search, all the property to rent in the Nabeul governorate widens the search to Dar Chaabane, Beni Khiar and Menzel Temime, a few kilometres away.

Summer: a seaside house to rent in Korba

The query that brings the most people to this page, in Arabic as in French, is a seaside house to rent in Korba for the holidays. What you find are single-storey houses or emigrants' villas with a terrace, let by the week or the fortnight between late June and late August, sometimes furnished with odds and ends, sometimes very well kept. The most sought-after are on the Korba Est side, between the town and the beach, and on the Tazerka seafront, more residential and quieter.

Owners publish their listings in May or June, and the first two weeks of August go first. A week's rent in high season runs to a few hundred dinars for a simple house, and climbs sharply for an air-conditioned villa five minutes' walk from the beach. Before paying a deposit, ask for the real distance to the sea ("seaside" can mean two kilometres), the number of air conditioners that work and whether the water is on the SONEDE network or from a well, which changes everything in August.

By the year: studios and house floors in Korba Est and Korba Ouest

Out of season, demand comes from teachers posted to the delegation's secondary schools, employees of the canneries and agricultural businesses, and young couples waiting to build. The typical product is not a flat in a development, rare in Korba, but the floor of a family house with a separate entrance, or a studio to rent in Korba fitted out above a garage. Korba Ouest, on the side of the road and the shops, concentrates these properties; Korba Est, closer to the sea, mostly offers whole houses.

Rents remain well below those of Nabeul or Hammamet: a decent studio rarely goes above a few hundred dinars a month, an S+2 on a house floor is often negotiated between 400 and 700 DT depending on condition and furnishing. The busiest period is the September return, when transfers are announced and summer houses come free; some owners then accept a yearly lease at a gentler price than the July rate. For flats only, the page of apartments to rent in Korba narrows the search.

Tazerka, Boulidine and Garaet Sassi: countryside and beach

Tazerka is a municipality of its own within the delegation, south of Korba, on the Nabeul road. Its beach, long and little built up, draws a more family-oriented summer clientele, and a few houses there are let by the year to people who work in Nabeul and prefer the quiet. Boulidine and Garaet Sassi, inland, are farming areas: now and then you find a country house or a home attached to a farm, let to farm workers or to a family wanting space for a low rent. You need a car, and should check the state of the track in winter.

For a whole house, whether for summer or by the year, the houses to rent in Korba are grouped on a dedicated page.

Lease, deposit and local customs

In Korba, many rentals are still agreed hand to hand, with nothing in writing. For a yearly rental, ask for a contract, even a simple one, registered at the tax office: it protects the tenant as much as the owner, and it is essential for a proof of address or any administrative file. The usual deposit is one month, sometimes two for a furnished place. Read the STEG and SONEDE meters on the day you move in, and note who pays what when the meter is shared with the owner living on the ground floor, a frequent case with house floors.

For a summer rental, an exchange of written messages stating the dates, the amount, the deposit and what is provided (bedding, gas, air conditioning) is usually enough, but visit if you can, or ask for a recent video rather than photos dating from several summers ago.
