In central Sousse, a whole house to rent is a rare find. What you find most often is a villa floor with its own entrance, a ground floor with a small garden left by a family that has moved elsewhere, or an old house near the ramparts. Demand, on the other hand, is not lacking: families with children who want a courtyard, households who refuse life in a residential development, transferred managers with a car who need a garage.
The house to rent listings in Sousse posted here come mostly from private owners, with a few agencies on the Khezama villas. Supply varies and goes fast. You contact the owner directly. For a wider choice, especially towards Hammam Sousse, Akouda or Msaken, the page of houses to rent in Sousse governorate covers every delegation.
Khezama: villa floors and villas with a garden
In Khezama, many villas were built on two levels from the outset, one for the owner's family, the other for a married child or for letting. The result: a villa floor to rent is the most common option in the district, often an S+3 (three bedrooms plus a living room), with a terrace and sometimes a parking space in the courtyard. The owner usually lives on the ground floor, which makes maintenance easier but calls for getting along well.
A whole villa is let more rarely, and mostly by emigrant families who only come back in summer. It is then often negotiated out of season, from September to May, with the owners taking it back in July. If you are looking by the year, have that spelled out in black and white in the contract.
Around the ramparts: family houses and dars
In the Ali Belhouane, Mohamed Maarouf and Bou Jaafar districts, houses are older, built on medium-sized plots with an inner courtyard, and often extended by a floor over the years. They let at gentler rents than in Khezama, with the advantage of having the central market, the railway station and the schools of the centre within walking distance. The downside: difficult parking and sometimes tired frontages.
Inside the Medina, a courtyard dar is mostly let furnished, to foreigners or for tourist stays. A dar to rent by the year in the Sousse Médina does exist, but calls for tolerance about damp, insulation and car access, impossible in the narrow lanes. To compare with a flat in a residential development, the page of apartments to rent in Sousse Médina gives the rents in the same districts.
Summer, emigrants and the calendar
The house market follows that of Tunisian families living abroad. In June, some of the houses let by the year are taken back or switched to seasonal letting, and house rental listings in Sousse become scarce until late August. The best window for a house to rent by the year in Sousse opens in September and lasts until late autumn.
Owners who let by the year often prefer a tenant settled for several years, a family with a stable job in the region or a transferred civil servant. Present these points from the very first call: for a well-placed house, several families usually come forward in the same week, and the owner rarely picks the first.
Before signing
A house costs more to maintain than a flat: ask who pays for repairing the roof terrace waterproofing, emptying the septic tank if the house is not connected to the sewer, and looking after the garden. Check whether the water and electricity meters are separate from the owner's, a frequent source of dispute on villa floors.
Have the lease registered, plan an inventory with photos and discuss the term from the outset: an owner who is thinking of selling within the year will rarely say so unprompted. And if the rent on a house comes close to a monthly loan repayment, look at the houses for sale in Sousse Médina too.
