Looking for a flat to rent in El Ouardia means looking in a neighbourhood of houses. The delegation grew up as estates of multi-storey houses, and the apartment block is the exception there: a few older blocks in the El Ouardia 2, 3 and 4 estates, and small buildings of three or four levels put up in recent years by owners on their plot. The supply of flats is therefore narrow by nature, and the listings in this category on Houni for the delegation remain few and change from week to week. Supply is renewed in bursts, mostly at the end of summer.
This page is meant to be read alongside two others. The page of flats to rent across the Tunis governorate covers the neighbouring delegations, Jebel Jelloud, Sidi El Bechir, El Kabaria, where an S+2 stays at comparable rents; and the homes to rent in El Ouardia include house floors, which do the same job as a flat here for an often lower rent.
What a flat means in El Ouardia
The older blocks of El Ouardia 2, 3 and 4 are buildings of four or five levels without a lift, with S+2 and S+3 flats of decent-sized rooms and tired common parts. Rent is low, often between 450 and 700 DT for an unfurnished S+2, and service charges almost non-existent since there is not always a managing agent. The flip side is upkeep: look at the water risers, the roof terrace and the stairwell before signing. These flats are let mostly to long-settled families, and they rarely come free.
The small recent buildings, numerous in Cite Mohamed Ali and along the roads leading to the Ben Arous road, offer better-finished S+1 and S+2 flats, sometimes with a balcony and a shop unit on the ground floor. That is where couples without children and young professionals look when they want their own entrance without the owning family on the landing. Rents are a little higher than in the blocks, without reaching those of Megrine or the northern suburbs. An S+1 to rent in El Ouardia in this type of building goes within a few days once posted.
Why a house floor often does the job
Many people who search for a flat to rent in El Ouardia end up renting a house floor, and it is not a last resort. Separate entrance, two or three rooms, a terrace, an individual meter in the best cases: the difference with a flat lies mainly in the owner living on the level below and the absence of co-ownership. For a family it is often an advantage; for someone who entertains or gets home late, a little less so. The page of houses to rent in El Ouardia details this segment, which accounts for most of the delegation's listings.
In terms of transport, flat and house floor are on a par: light rail line 1 crosses the delegation towards Ben Arous, buses on the Ben Arous road fill in, and the city centre is a quarter of an hour away. For a tenant working at Tunis Marine or place de Barcelone, El Ouardia is one of the cheapest options left in the municipality.
Contract, furnished lets, damp
Even at a modest rent, insist on a written contract registered at the tax office, setting the deposit, generally one to two months, and the split of service charges if there are any. Furnished lets are rare in the delegation: if a listing says so, ask for the inventory, as it is often a fitted kitchen and a few pieces left in place. Finally, check for damp, especially on ground floors and in flats giving onto an enclosed yard; the marks show at the bottom of the walls and in the ceiling corners, and better in winter than in summer.
If you would rather buy, the supply of flats for sale is a little larger than for rent, and the page of properties for sale in El Ouardia brings it together with the houses.
