Property for sale in El Ouardia

4 listings found

El Ouardia is one of the last places in the municipality of Tunis where a middle-income household can still buy. The delegation, between Jebel Jelloud, Montfleury and the Ben Arous road, has neither gated developments nor high-profile developers: it has apartment blocks built by the state in the first decades of independence, multi-storey houses raised by families, and, for some fifteen years, small blocks of three or four levels put up by owners on their old plot. It is that variety this page brings together, flats and houses alike.

Buyers are often first-time buyers from the neighbourhood or nearby delegations, couples who work in the city centre and rely on the light rail, and a few buy-to-let investors. The stock posted on Houni stays short, a few listings online, from private sellers and agencies in the south of Tunis, with direct contact with the advertiser. To measure the gap with Megrine, Rades or El Mourouj, all the properties for sale across the Tunis governorate fit on one page.

The flat: older blocks and small new buildings

A flat for sale in El Ouardia generally belongs to one of two families. The first is the blocks of the El Ouardia 2, 3 and 4 estates: buildings of four or five levels without a lift, S+2 and S+3 flats with well-proportioned rooms, ageing stairwells, no managing agent or an informal one. Prices here are the lowest in the delegation, and an S+2 for sale in El Ouardia in this type of building often goes for between 150,000 and 250,000 DT depending on the floor and the work done. The drawback is shared upkeep: look at the roof terrace, the water risers and the state of the common parts before talking price.

The second family is the recent owner-built blocks: a house plot demolished or raised, three or four S+1 or S+2 flats sold one by one, sometimes with a shop unit on the ground floor. Dearer per square metre, better finished, but usually without a lift either, and with co-ownership rules to check where they exist. Cite Mohamed Ali, the densest area, has the most of them; listings from the historic heart of the neighbourhood are grouped on the page of properties for sale in El Ouardia, El Ouardia area.

The house: the neighbourhood's staple

The multi-storey house remains what sells most. A ground floor with a yard, one or two independent floors, a terrace: for an extended family, it means housing the parents downstairs and the married children upstairs, and for an investor, letting each level separately. This segment has its own page, houses for sale in El Ouardia, with details of the districts and the points to check, joint ownership first among them.

In between, a house floor sold on its own, with a shared title or no title of its own, is frequent in the listings and is the trickiest case: check that a deed of division or a joint-ownership agreement exists, otherwise you are buying a share and not a home.

Financing and checking a purchase in El Ouardia

The entry price is attractive, but the bank looks at the file. A flat in an older block with an individual land title is financed without difficulty; a jointly owned house floor or a level built without a permit will not go through. Before visiting, ask the advertiser three things: the type of title, whether there is a building permit for the whole building, and the latest municipal tax receipt. A seller with those papers in hand sells within a few weeks; the others stay listed for months.

Visit on a weekday too, at rush hour, to gauge the noise from the Ben Arous road and the railway lines on the Jebel Jelloud side, and on a rainy day if you can: some low-lying streets in the delegation hold water. Finally, if you are buying to let, browse the page of homes to rent in El Ouardia to get an idea of the rents actually asked before working out your yield.
