Khezama first, the rest afterwards. When people talk about renting an apartment in Khezama they mean the sector that holds the bulk of the listings in the Sousse Médina delegation: Khezama Est towards the sea, Khezama Ouest on the other side of the wide avenue climbing towards Kantaoui. The rest of the delegation, Boujaafar, the listed Medina, Ali Belhouane and Mohamed Maarouf, forms an older, denser market that is often cheaper. One note on the shorthand: S+1 means one bedroom plus a living room, S+2 two bedrooms plus a living room.
On houni.tn the listings are published by private owners and Sousse agencies. You read, you compare, then you call the advertiser directly. Sahloul and Kantaoui belong to Hammam Sousse; the apartments for rent in Sousse governorate page brings together every delegation.
Why Khezama Est costs more than Khezama Ouest
Khezama Est is still the most sought-after sector. Recent residences, a management company, underground parking, sometimes a sea view from the upper floors, and the beach ten minutes away on foot. Managers on assignment and diaspora families coming home for the summer meet here, which pulls rents upwards: a decent S+2 is usually negotiated at between 900 and 1,400 DT depending on the building and the season.
Khezama Ouest is quieter and more residential. Plenty of villa floors let by owners living on the ground floor, three or four storey buildings with no lift, and slightly gentler rents for the same floor area. It is the sensible compromise for anyone working in Sahloul or the nearby clinics who does not want to pay seafront prices. A flat to rent in Khezama on the western side often comes free in September, when the summer lets end. Boujaafar and the Medina: the centre on a tight budget
Along Avenue Hédi Chaker and Boulevard de la Corniche, Boujaafar lines up buildings from the 1970s and 1980s. The apartments there are bigger than in Khezama for the same rent, but often need refreshing: original kitchen, wooden windows, no lift. Renting in Boujaafar appeals to medical students and to young workers who want the Sahel metro, the station and the beach on foot. Visit on a weekend evening: the noise from the Corniche cafés carries up to the third floor.
In the Medina itself the apartment supply is thin. What you find is mostly floors of traditional dar houses, sometimes restored, usually let furnished to tourists. To live there all year, Ali Belhouane and Mohamed Maarouf, just behind the ramparts, are more practical: neighbourhood shops, a market, and rents that drop below 500 DT for a simple S+1.
Furnished, short stay or a yearly lease?
Sousse Médina lives to the rhythm of the seasons. From June to August some Khezama owners switch to weekly sea-view lets, and yearly leases become scarce. If you are after somewhere lasting, start looking between September and November: the choice is wider and the prices more reasonable.
A furnished apartment in Khezama by the month suits doctors on placement, transferred teachers and staff from the technology park. Check what is included (water, electricity, internet, service charges) and ask for a registered lease, which is essential for a business address or an administrative file. And if the Khezama rent starts to look close to a mortgage payment, compare with the apartments for sale in the same delegation.
