Apartments for rent in Msaken

3 listings found

In M'saken, the apartment is not the natural home. The town was built in houses, floor by floor, as emigrants from France and Italy came back each summer, and apartment blocks remain the exception: a few small two or three-storey buildings along the main roads, recent residences around Messadine and Ennour, and above all house floors fitted out as self-contained apartments, with their own entrance and meter. An apartment rental in Msaken usually means one of those floors.

Demand, however, is real. Workers and technicians from the industrial zones south of Sousse, transferred teachers, young local couples who do not want to live with their parents: all of them are looking for an S+1 or S+2 (one or two bedrooms plus a living room) at a rent below Sousse's, a quarter of an hour's drive away. On houni.tn, listings are few, mostly posted by private owners, and the reader calls the owner directly. To compare with Hammam Sousse, Kalaa Kebira or central Sousse, all the apartments to rent in Sousse governorate fit on a single page.

Where the apartments to rent in M'saken are

The old centre, between El Gharbine and El Kebline, is a web of courtyard houses and lanes; floors are let there, rarely real apartments. Blocks are found instead on the roads leading to Sousse and towards the motorway exit, and in newer districts such as Ennour, Habib Thameur or Ettouara Sud, where local developers have delivered S+2 and S+3 flats in small co-ownership buildings over the past fifteen years or so.

Messadine, in the north of the municipality, is the sector to watch for anyone working in Sousse: it is the part of the delegation closest to the city and its business zones, and it is where you find the most homes let to employees who are not from M'saken. Beni Khalthoum and Borgine, further out, mainly offer houses.

Rents, furnished or unfurnished, and timing

An unfurnished S+1 in a decent block often lets for between 350 and 500 DT (Tunisian dinars) a month, an S+2 for between 450 and 700 DT, and house floors with a terrace can go higher when they are large and well finished. That is markedly less than in Sousse or Hammam Sousse for a similar floor area, and it is the town's main selling point. Furnished lets are rare and mostly aimed at managers passing through; most listings are unfurnished yearly rentals.

The calendar works against the tenant in summer: from June to August, owners with a free floor keep it for family coming back from abroad, and the few properties available are booked for weddings and emigrants' stays. The best window opens in September and October, when floors empty and owners accept a yearly lease. A tenant searching in high season would do well to widen the search to all the homes to rent in M'saken, houses and floors included.

What to check before signing

On a house floor, ask whether the electricity and water meter is separate from the owner's or whether it is a sub-meter: it is the most frequent source of disputes over bills. Check the access: a separate outside staircase is better than going through the family hallway, especially if the owner lives on the ground floor or comes back in summer.

Insist on a written contract registered with the tax office, with the amount of the deposit, usually one or two months' rent, set down in black and white. Many M'saken owners live abroad and manage through a brother or a cousin: make sure the person signing has the authority to do so. Finally, if you drive, ask about parking; in the centre and around the market, it is not guaranteed.

For a family with children who would rather have a whole house with a courtyard, the page of houses to rent in M'saken brings together the few offers available, often in the outlying districts.
