Anyone typing "rent Msaken" is rarely after a studio. In M'saken, rental demand is first of all for a house or a house floor: a ground floor with a courtyard, a first floor with a terrace, sometimes a whole villa left empty by a family settled in Lyon or Milan. Apartments in blocks do exist, mainly towards Ennour, Habib Thameur and the roads to Sousse, but they are in the minority. This page gathers it all: houses, floors, apartments, furnished or unfurnished, across the whole delegation.
The listings posted on houni.tn come mostly from private owners, and from a few Sousse agencies managing property for owners abroad. You contact the advertiser directly. Stock is small at any given moment, as you would expect in a town where most houses are lived in by their owners; to widen the choice, all the homes to rent in Sousse governorate are a click away.
A town of family houses
M'saken is one of the largest municipalities in the Sahel, set on the Kairouan road about ten kilometres south of Sousse, with its own exit on the A1 motorway. Its housing stock reflects its history: generations of emigrants in France, Italy and Germany put their savings into large two or three-storey houses, designed to welcome the whole family in August. The rest of the year, many of these houses are half empty, and that is what feeds the rental market: a floor or a ground floor let by the year to a household from the region.
The old districts, El Gharbine and El Kebline, are full of courtyard houses and narrow lanes; the recent extensions towards Ettouara Sud, Ennour and Borgine offer larger houses on straight streets, with a garage. Messadine, in the north, is the sector most turned towards Sousse. Beni Khalthoum keeps a village feel.
Who rents in M'saken, and when
Tenants are first of all employees of the industrial zones south of Sousse and of the businesses set up along the Kairouan road: workers, technicians, foremen who want a reasonable rent less than twenty minutes from the factory. Next come transferred civil servants, teachers and health staff, then young couples from the town itself, waiting to build.
A house to rent in Msaken, S+2 or S+3 (two or three bedrooms plus a living room) with a courtyard, is often found for between 450 and 800 DT (Tunisian dinars) a month; a more modest self-contained floor goes for around 350 to 550 DT. Whole villas, furnished, are dearer and rarer. Timing matters: from mid-June to the end of August, owners take back their houses for the family and the wedding season, and almost nothing comes free. Search preferably in September and October, or in winter. For a whole house, the page house to rent in M'saken narrows the search; for a flat in a block, see the apartments to rent in M'saken.
Lease, deposit and absent owner
The common case in M'saken is the owner who lives abroad and leaves the keys with a relative. Ask who is signing the contract and in what capacity: a lease signed by an agent without a power of attorney protects nobody. Insist on a written contract, registered with the tax office, setting out the term, the rent, the deposit, usually one to two months, and what happens in August if the family comes back.
Check the water and electricity meters: in a house split into floors, a single meter and bills shared out "by guesswork" are the first cause of disputes. Look at the cistern or the tank on the roof, as summer water cuts are not unusual in the Sahel, and at the state of the roof terraces, which let water in during winter. Finally, if the house is furnished, draw up a detailed inventory with photos: the furniture often belongs to a family that is not there to see any damage.
