Apartments for rent in Hammam Sousse

Sahloul is not a district of Sousse city, whatever most arriving tenants assume: administratively, Sahloul 1, 2, 3 and 4 belong to the Hammam Sousse delegation, as do Kantaoui, El Gharabi and Bir Moussa. That matters for your search, because a good share of the apartments for rent in Sousse Sahloul end up classified here.

The market runs on two engines that have nothing to do with each other. On one side the Sahloul medical hub, the teaching hospital, the private clinics and the practices around them, which bring in doctors, junior doctors, nurses and patients' families. On the other, Port El Kantaoui and its marina, with a seasonal clientele and holiday residences that are also let by the year between October and May. In Tunisian shorthand an S+1 is one bedroom plus a living room, an S+2 two bedrooms.

Sahloul 1 to 4: S+1 and studio territory

Demand is strongest at the small end. An S+1 for rent in Sousse Sahloul goes quickly, often in under a week at the start of term, because junior doctors and paramedical students compete for it. A clean S+1 in a residence with a caretaker frequently lets for 550 to 800 DT, a little less if the building is older or well away from the main avenue. Anyone torn between renting and buying in Sahloul will also find the apartments for sale in Hammam Sousse.

A studio to rent in Sousse Sahloul is rarer and proportionally dear, around 450 to 600 DT furnished. Sahloul 4, more recent, is a run of new residences with a lift and parking; Sahloul 1 and 2, closer to the hospital, are older but you can walk to work. If you do night shifts, the criterion to check is not the rent but the walking distance to the emergency entrance.

Renting at Kantaoui out of season, facing the marina

Renting an apartment at Port El Kantaoui marina follows seaside resort logic. The apartments in the residences around the harbour, often furnished S+1 and S+2 flats with a terrace, are let by the week in summer at prices that bear no relation to the local market. Out of season, many owners will accept an eight or nine month lease at a reasonable rent rather than leave the place empty.

It is a serious option for a couple without children or a retired member of the diaspora who wants the golf, the sea and the quiet. Less so for a family with school age children: the schools and the everyday shops are in Hammam Sousse town or Sahloul, and you need a car.

Hammam Sousse town, El Gharabi and Bir Moussa, where locals rent

An apartment to rent in Hammam Sousse in the old centre or towards El Gharabi is aimed first at people from the region. The buildings are more modest, often three or four storeys with no lift, at rents that stay below Sahloul for a larger floor area. Bir Moussa, set back inland, has villa floors that owners let by the year to families; for a self contained home, the houses to rent in Hammam Sousse page is the better fit.

Before signing, insist on a registered tenancy agreement and settle who pays the service charge in the residences. The whole governorate, from Sousse Médina to Msaken, is grouped on the apartments to rent in Sousse page.
