Twenty years ago, buying a flat in Hammam Sousse was far from obvious: people built villas there, and apartment blocks were a matter for Sousse town. Since then, developers have moved into Sahloul, holiday residences have multiplied around Port El Kantaoui, and the flat has become the most common way into living in the delegation.
The listings posted here come from developers, agencies and private owners reselling, and you deal with them directly. Supply varies with the completion of building projects. To compare with Sousse Jawhara, Sousse Riadh or Akouda, all the apartments for sale in the Sousse governorate fit on a single page.
Sahloul 3 and above all Sahloul 4 concentrate the recent developments: four to six storeys, a lift, underground parking, a caretaker. The S+2 (two bedrooms plus a living room) of 90 to 110 m² is the standard product there, followed by the S+3 for families and the S+1 for investors aiming to let to junior doctors and staff at the university hospital. Finishes vary a great deal from one developer to another, and that is where the price gap between two neighbouring developments is decided.
Buying off-plan often leaves room to negotiate, but calls for a few precautions: check that the developer is licensed, read the specifications, and have the completion date and late-delivery penalties set out in writing. Visit a development the same developer has already delivered, talk to the managing agent or the residents: it is the best indicator of what you will receive.
Around the marina and the golf course, flats sell in holiday residences, often with a shared pool, sometimes with a view over the port or the sea. Buyers are Tunisian families wanting a summer base, Tunisians living abroad and a few European retirees. Many plan to let by the week in season to cover the charges.
Do the maths over a full year: service charges in a development with a pool and green spaces weigh more heavily than in a Sahloul building, and summer lasts only three months. A foreign buyer must also obtain the governor's authorisation before the final deed, which lengthens the timeline. To see what a property of this kind really earns, the apartments to rent in Hammam Sousse show the rents charged by the year.
In the centre, El Medina and El Gharabi, supply consists of older buildings, three or four storeys high, often without a lift, and villa floors sold separately. Floor areas are sometimes more generous than in Sahloul for a lower price, but you have to budget for works: wiring, plumbing, terrace waterproofing. It is the choice of first-time buyers who work in Sousse or Hammam Sousse and want to stay close to the beach.
Bir Moussa, further inland, has few apartment buildings: people mostly buy houses and villa floors there. The flats that do sell are often floors of family houses, with their own entrance, at prices below those of the centre. They suit a buyer with a car who prefers space to a sea view.
Before signing, ask for the flat's individual land title, or failing that, the progress of the division of the parent title: in new builds, it is sometimes not yet issued at the time of sale, which blocks a bank loan. Check that there is an active managing agent, the amount of the charges and the state of the common parts. For older properties, make sure the floor being sold matches the building permit, because undeclared extra storeys are not rare. If you are still torn between a flat and a house, all the property for sale in Hammam Sousse lets you compare the two on the same page.
