Apartments for rent in Bouficha

1 listing found

Bouficha is not a town of apartment blocks. The delegation lives around a small central town set on the road from Tunis to Sousse, surrounded by farming sectors, and most of the housing is houses. Flats do exist, though, in two forms: a few homes in the small buildings of the centre, above the shops, and above all villa floors fitted out as an S+1 or S+2 (one or two bedrooms plus a living room) with their own entrance.

The supply online on this page is limited and changes from week to week. When a flat to rent in Bouficha does come up, it is almost always from a private owner and it goes fast. For more choice you need to look wider: the apartments for rent in Sousse governorate cover Enfidha, Hergla and Sousse, and the property for rent in Bouficha page includes the delegation's houses and villa floors.

Who looks for a flat in Bouficha

The typical tenant is a single worker or a young couple employed in the area who do not want to pay Hammamet or Sousse rents. The jobs are in Enfidha, around the airport and the business parks, in the hotels of Hammamet and Hergla, or in the delegation's public services. Add teachers and civil servants posted for one or two school years, who start looking for an apartment to rent in Bouficha from late August.

For them, a flat in the centre has a clear edge over a country house: the station on the Tunis to Sousse line and the louages (shared taxis) are within walking distance, as are the market and government offices. An S+2 for rent in Bouficha in this sector stays at a modest rent compared with Hammamet, often less than half for the same floor area, but the finish is basic and there is no lift.

Villa floor or flat in a block

The villa floor is the most common option. The owner lives downstairs or keeps the ground floor for the summer, and lets the upper floor. You gain a terrace, light and often a parking space in the courtyard. You lose a little independence: the owner sees who comes and goes, and some refuse flatshares.

Flats in blocks are rarer and often older. Check the stairwell, the waterproofing of the top-floor slab and the road noise if the home faces the main road. An S+1 for rent in Bouficha of this kind suits a single person who gets home late.

Furnished flats are exceptional outside the summer. If you are coming for a short assignment, ask the owner what they are willing to leave: many let unfurnished but can add the appliances.

A word on budget: apart from the bills, the cost that surprises newcomers is transport. If you work in Hammamet or Sousse, factor the return trips by louage or train into your sums. A slightly dearer flat in Enfidha can work out cheaper per month than a bargain S+2 in Bouficha if your job is there. On the other hand, for a job in the delegation itself, a flat in the centre is still the cheapest and simplest option day to day, especially without a car.

Timing and contract

Two moments count. Late August and September, when the new school year and staff postings create the only small wave of demand of the year. Then June, when some owners near the sea take their property off the market to let it to summer visitors. In between, a vacant flat can stay available for several weeks and the rent is open to discussion.

Ask for a written lease, with the deposit (usually one to two months' rent), the length and who pays the STEG electricity and SONEDE water bills. If the meters are shared with the ground floor, put the split in writing. And on Houni it is the advertiser you call directly: introduce yourself, say what job you do and how long you want to stay, which is what reassures an owner in Bouficha.
