Bouficha is the first delegation of Sousse governorate you reach coming down from Tunis on the A1 motorway. Hammamet is half an hour to the north, Enfidha and its airport just to the south, Hergla a little further along the coast. That crossroads position explains who looks for a rental in Bouficha: families working in the Enfidha zone or in the Hammamet hotels, teachers and civil servants posted to the delegation, farm workers, and in summer a few holidaymakers who want the sea without Cap Bon prices.
The market is small. There are very few listings on this page, and most of the properties posted here come from private owners, not agencies. That is normal for a rural delegation where a lot of letting still happens by word of mouth. If nothing suits you, widen the search to all the property for rent in Sousse governorate, where Hergla, Enfidha and Sousse offer more choice.
What is let in Bouficha
The typical home is the house: a ground floor with a courtyard, sometimes with a floor built on top by the owner's family and let separately. This villa floor with its own entrance is probably what turns up most often, as an S+2 or S+3 (two or three bedrooms plus a living room), with a terrace and a water tank on the roof. For a whole house, the houses for rent in Bouficha page narrows the search.
Flats in apartment buildings are rare. A few small buildings of two or three storeys stand in the centre of Bouficha, along the main road, with homes above the shops. They mainly suit single people and couples without a car who want to be near the shared taxis and the station. The few offers of this kind are grouped on the apartments for rent in Bouficha page.
Bouficha centre, Sidi Khalifa, Sidi M'tir, Essalloum
Bouficha town holds the services: the market, government offices, schools, the station on the Tunis to Sousse line and the louage (shared taxi) stops. It is the sector to go for if you commute without a car to Enfidha, Hammamet or Sousse.
Sidi Khalifa and Sidi M'tir are more rural, with houses surrounded by olive trees and cultivated plots. You rent bigger for less there, but you need a car, and supply comes down to a few houses a year, often offered by families whose children have left to work elsewhere. Essalloum follows the same pattern: quiet, land, distances. A cheap rental in Bouficha is more likely to be found out this way, with a rent that rarely goes above that of an S+1 in Sousse town.
Yearly rental or summer let
Know what you are after before you call. Some owners near the coast keep their home for July and August, for families on holiday or emigrants back for the summer, and only let it by the year if the summer has been quiet. A yearly rental in Bouficha is therefore easier to negotiate between September and May, when these homes are free again and owners prefer a steady tenant to an empty house.
Conversely, if you want somewhere for the summer, start in spring: demand rises with the hotel season in Hammamet and Hergla, and properties near the sea go quickly.
Lease, deposit and condition of the home
Even between private individuals, ask for a written, registered contract stating the length, the rent, the deposit (usually one or two months) and who pays the STEG electricity and SONEDE water bills. Check that the meters are in the owner's name and that there are no arrears.
In rural areas, look at the water supply too: some houses in Sidi M'tir or Essalloum rely on a tank or a well on top of the mains. View after rain if you can, as that is when you can judge the roofs and the access track. And on Houni you speak directly to the advertiser: ask these questions on the first call.
