An apartment for rent in Hammamet by the day and one let by the year are not in the same buildings. The first is in Yasmine Hammamet or on the tourist road, furnished down to the teaspoons, with a shared pool and a caretaker. The second is in Hammamet Ouest, Bir Bouregba or the Mrezga residences on the Nabeul road side, usually unfurnished, with a management company and neighbours who live there all year.
This page mixes the two on purpose, because many owners switch between them from year to year. Listings come from private owners and agencies, with the rent set by the advertiser. S+1 means one bedroom plus a living room, S+2 two bedrooms.
Summer lets by the night, around the marina
From June to September, renting an apartment in Hammamet happens by the night or by the week. The residences of Yasmine Hammamet, around the marina and the reconstructed medina, are the most sought after by families from Tunis and by Algerian visitors in August. An S+1 with a pool often goes for 150 to 250 DT a night in high season, a sea view S+2 for distinctly more. On the tourist road in Hammamet Nord, older residences are cheaper and closer to the sandy beaches.
Book early for August and ask for the exact address: some listings say Yasmine and are in fact at Baraket Essahel, several kilometres from the marina.
Where do people rent when they stay all year?
An apartment to rent in Hammamet by the year is found mostly in the AFH development at Mrezga, between the Nabeul road and the tourist road. The district does not empty out in winter: students from the campus on the Nabeul side, the ground floor shops and the medical practices keep the residences alive even in January. Expect 700 to 1,000 DT a month for a decent S+2, 500 to 700 DT for an S+1.
Hammamet Ouest, towards the Tunis road and the secondary school, and Bir Bouregba, around the station, keep rents lower. In Bir Bouregba you sometimes find an S+2 under 500 DT, and the station, with trains to Tunis and Sousse, is walkable. For a hotel employee working in Yasmine, that beats paying for a studio in Yasmine itself, empty and expensive in winter.
Studios and small units
A studio to rent in Hammamet is split between two audiences: seasonal hotel staff from March to October, and couples or students from the Mrezga university hub, towards Nabeul, on a yearly basis. A furnished studio rental in Hammamet often runs 400 to 600 DT a month out of season, more in summer if the owner will still take a monthly lease. The most practical studios are in Mrezga and central Hammamet, where you can live without a car.
An apartment in Hammamet inside a holiday residence offered as a studio "by the year" deserves one question: is the residence heated and staffed in winter? Many Yasmine residences close the pool and cut back the caretaking from October to April, and the service charges remain due.
Renting direct from the owner
Renting from the owner avoids agency fees, but the owner often lives in Tunis or abroad, and the smallest dripping tap gets sorted out by telephone. Have the contract registered at the tax office and insist on a signed inventory for a furnished let. Ask who pays the service charge: in the Yasmine residences it can pass 1,000 DT a year.
For a family that needs more space, the houses to rent in Hammamet often come with a garden for a rent close to an S+3 in a residence. For anything outside the apartment box, a furnished room, a bungalow or a villa, the homes to rent in Hammamet page rounds out the search. To compare with Nabeul or Kélibia, go through the apartments to rent in the Nabeul governorate.
