This page gathers everything let to live in across the Midoun delegation: the seasonal worker's furnished studio, the villa floor of a family of teachers, the village house with a garden, the villa with a pool let by the week in August. People looking for a place to rent in Djerba Midoun do not always know whether they want an apartment or a house, and in Midoun the line is blurred: the island was built in detached houses, and many listings for an apartment to rent in Djerba Midoun actually mean a self-contained floor above the owner's family.
Listings are posted on Houni by private owners and by agencies in Midoun and Houmt Souk, and the tenant calls the advertiser directly. Supply rises and falls with the season: plentiful in autumn, when summer properties return to yearly letting, scarce in June. If the page is thin on the day you look, all the rentals in the Medenine governorate also cover Houmt Souk, Zarzis and Medenine town.
Four tenants, four homes
The seasonal hotel worker arrives in March and leaves in October; he wants a furnished studio to rent in central Midoun, near a hotel shuttle pick-up point, and needs nothing more than an air-conditioned room. The page of apartments and studios to rent in Djerba Midoun details that market.
The settled family, teachers, bank staff, clinic or municipal employees, looks for an S+2 or S+3 (two or three bedrooms plus a living room) by the year, unfurnished or part-furnished, in central Midoun for the schools or in Arkou for gentler rents. For them, a villa floor with its own entrance and a terrace beats an apartment in a development, which remains rare on the island.
The holidaymaker, Tunisian or from the diaspora, wants a furnished house to rent in Djerba Midoun for two or three weeks in July or August, ideally with a pool, between Sidi Mahrez and Aghir or in a country menzel. That market is booked from spring and is described on the page of houses to rent in Djerba Midoun.
And the European retiree or remote worker, more and more common, looks for a furnished home from November to April, when the island is calm and rents are two or three times lower than in summer. For them, El May, central Midoun and the second-line villas of the tourist zone are the best choices, because life goes on there in winter.
The sectors and what they are worth
Central Midoun concentrates the services: schools, clinic, market, taxis and louages (shared taxis) to Houmt Souk and the mainland. It is the choice for anyone without a car and the sector with the most studios. Arkou, on the Houmt Souk road, has filled up with new estates; floors and recent houses are let there a little cheaper, with a car or motorbike essential. El May keeps a village life all year round around its mosque and its square, halfway between the island's two towns. Mahboubine is more agricultural and further from everything, with bigger houses and houchs for the same rent. The tourist zone, lastly, is a summer choice: pleasant from June to September, empty and sometimes without a single open shop in January.
On rents, be careful with the figures you are given: a furnished studio by the month is often between 300 and 500 DT, an S+2 by the year around 500 to 900 DT depending on the sector and condition, and summer lets are counted by the week at levels that bear no comparison. Water charges are rarely included, and in Djerba they weigh.
The October to May lease, a classic trap
Midoun's peculiarity is the two-speed lease. Many owners let "by the year" from September or October to May, then take the home back to let it to holidaymakers at three times the price. A tenant without a written twelve-month contract ends up house-hunting in June, at the worst possible time. Insist on a registered contract stating the term, the rent, the security deposit, usually one or two months, and the inventory of furniture for a furnished let.
Check the meters too: a villa floor often shares water and electricity with the owner, and the split must be in writing. Look at the air conditioning and the water heater and, in older houses, the state of the vaults and roof terraces in rainy weather. Finally, if you are settling for good, buying is not out of reach in the town and the villages: the property for sale in Djerba Midoun gives the point of comparison.
