Property for sale in Djerba Midoun

17 listings found

Midoun has a price tag Houmt Souk does not: the tourist strip. Between Sidi Mahrez, the lighthouse road, Aghir and La Seguia, a band a few kilometres wide holds the hotels, the sandy beaches and the villas with pools owned by well-off Tunisians and Europeans. This is where the Djerban square metre peaks, and this strip is what gives the island its property reputation abroad.

The delegation is not just its coast, though. Midoun centre, El May, Mahboubine and Arkou form a hinterland of family houses, menzels and new subdivisions, where Djerbans buy to live. Both markets meet on houni.tn, and this page gathers them all together: villas, houses, floors, studios and the rare apartment.

The tourist-strip villa

This is the product that pulls buyers from far away. An S+3 or S+4 villa, meaning three or four bedrooms plus a living room, with a pool, walled garden and parking, less than a kilometre from the beach, between Sidi Mahrez and Aghir. It serves its owner three months a year and is let to holidaymakers for the rest of the season, which makes it as much an investment as a home. The houses and villas for sale in Midoun page isolates these individual properties, coast and villages alike.

The seller is often a foreigner or a Tunisian living abroad reselling after ten or fifteen years. The buyer fits the same profile. Between the two sits an agency in Midoun or Houmt Souk, because these properties rarely change hands privately. The title is nearly always a blue title, meaning fully registered land, and there is sometimes a residents' association if the villa stands in a gated subdivision with a caretaker. A non-Tunisian buyer still needs the governor's authorisation, and it has to be built into the timetable.

Living in Midoun: the centre and the villages

Midoun centre has spread towards Arkou and the Houmt Souk road with subdivisions of recent houses, S+2 and S+3 over two levels, bought by hotel staff, shopkeepers and teachers. Prices there bear no relation to the coast, and a town house trades at a level close to Houmt Souk.

El May, with its fortified mosque and its square, and Mahboubine, more agricultural, offer old houses and menzels with land. These are the districts where a buyer who wants space, olive trees and quiet can still find something affordable, often in undivided ownership and without a title: the price reflects the risk. A dirt track, a well, a half-collapsed houch: this kind of listing needs a visit with someone who knows the selling family.

El May strikes me as better placed than Mahboubine: equidistant from Houmt Souk and Midoun, the road is good, and the village keeps a neighbourhood life all year round.

The studio as an investment

One local peculiarity in Midoun: furnished studios built for seasonal hotel staff. Owners in the centre have put up four or six on a single plot and sometimes sell them as a block, or a whole floor of studios, to investors who let them from March to October. The yield is decent and rental demand holds up as long as the hotels are running, and the apartments to rent in Midoun show the current rent levels. Watch the permits: some of these buildings went up without proper authorisation, and regularisation is not always granted. Check the building permit and the compliance certificate before paying.
