Every spring the same scene plays out in Midoun. The hotels in the tourist zone, from Sidi Mahrez to Aghir, call their seasonal staff back, and hundreds of young people from Médenine, Gabès, Kairouan or Sidi Bouzid go looking for a studio to rent for six months. Owners in central Midoun worked this out long ago: above the garages and behind the houses, furnished studios have multiplied.

The apartment in the Tunis sense, an S+2 (two bedrooms plus a living room) in a block with a lift and a management company, stays rare in Midoun. The delegation was built out in individual houses and villas. What the listings call an apartment here is most often a self contained villa floor, a furnished studio, or an S+1 in a small recent residence near the Houmt Souk road.

The furnished studio, Midoun's flagship product

A studio to rent in Midoun comes furnished almost every time: bed, kitchenette, air conditioning unit, shower room. It is let by the month from March to October, to the waiters, receptionists, entertainers and chambermaids of the hotel zone. A decent studio usually goes for 300 to 500 DT a month, more if air conditioning and water are included, which you should always ask: water is metered in Midoun and the bill climbs in summer.

The real criterion is the shuttle. Hotels collect their staff from a few fixed points in central Midoun and along the tourist road. A studio five minutes' walk from a shuttle stop is worth more than a bigger studio in Mahboubine, where you need a moped.

Renting by the year in Midoun

For settled families and couples the market is different. An S+1 or an S+2 in central Midoun, around the Friday market and the square, or in the newer streets towards Arkou, is let by the year to teachers, bank staff and municipal employees. Recent residences with parking and an entryphone, rare but increasing, are found along the Houmt Souk road and near the clinic.

El May and Mahboubine offer larger villa floors for the same money, with a garden and often access to a well. Life there works well with a car; without one, central Midoun is more practical. For a family with children in school the centre wins in my view, despite the commotion in August, because the schools, the health centre and the taxis are all there.

Check the contract. Many owners offer a lease from October to May with the property taken back for the summer, when a furnished apartment let by the week earns three times as much. If you want stability, insist on twelve months in writing and registered. July and August in the tourist zone

At the height of summer the Midoun tourist zone changes character. Furnished apartments at Aghir, Sidi Mahrez and along the lighthouse road are let by the week, mainly to Tunisian families and to the diaspora coming over from France and Italy. An air conditioned S+1 ten minutes from the beach, in a residence with a shared pool, is the most requested format; for groups and large families the houses and villas to rent in Midoun work better. These listings are booked from May onwards; by July what is left is the worst placed or the most expensive.

An apartment in the tourist zone is pleasant three months a year and empty the rest of the time: for an off season stay, choose central Midoun or El May, where the cafés and shops stay open in January.
