Looking for a place to rent in El Hamma means first accepting that the town does not work like Gabès. Here you rent a family house, the upper floor of a house, sometimes a small outbuilding at the back of the courtyard. Blocks of flats are rare, agencies almost absent, and the owner often lives a few metres from the tenant. The delegation, west of Gabès on the Kébili road, is known for its thermal springs and palm grove, much less for its rental market, which stays quiet and local.
This page groups every rental listing in the delegation, flats and houses together. You will find a few listings there: a small offer, posted mostly by private owners, whom you call straight from the listing. To see what is let elsewhere, all the property to rent in Gabès governorate also covers the regional capital and the coast.
Who rents in El Hamma, and why
Demand comes first from state employees: teachers, health staff and civil servants posted to the delegation for a few years, looking for a simple yearly let. Next come young local households waiting to build on the family plot, and employees of the Gabès industrial area who make the daily trip to pay less.
There is also short-term demand tied to the hot springs. Families come from Gabès, Sfax or further afield for a spa treatment or a few days of bathing, mainly in winter. They usually stay in thermal accommodation or with relatives, but some owners occasionally let a furnished house during this period. That kind of offer rarely goes through a listing: ask around if that is what you need.
What you will find in the listings
The most common property is still the upper floor of a house, from S+1 to S+3, with a separate entrance. Farhat Hached has a good share of them, as does the East sector, where estate houses have often been built up a storey. To see only this type of property, the page of apartments to rent in El Hamma filters floors and flats.
The whole house, with a courtyard and sometimes a few palm trees, comes up less often but remains the choice of large families. You find it in the South sector, in the old fabric of El Ksar, or on the outskirts, next to the oasis gardens. Rents stay modest compared with the coast, and a cheap rental in El Hamma is still within reach, but well-kept properties with air conditioning and separate meters go quickly.
Lease, deposit and local habits
In El Hamma, many lets are still agreed on a handshake. That is a bad habit, even when the owner is a trusted neighbour. A written contract, signed and if possible registered, stating the rent, the deposit, the term and who pays which charges, heads off most disputes. The deposit is usually one or two months' rent; have the amount and the inventory of condition written down when you move in.
Settle the question of the roof terrace and the courtyard as well. In a house shared between owner and tenant, access to the roof for laundry, the water tank or cistern, and parking in front of the door are everyday matters. Better to sort them out before signing.
The right time to look
Listings turn over mainly between July and September, in step with postings and the start of the school year. It is also when emigrants from the region come home for the summer and sometimes take back a house they let out the rest of the year. Outside that window, listings are scarcer but owners more open to discussion. If you would rather have a house with a courtyard, go straight to the houses to rent in El Hamma.
