Apartments for rent in Gabès

13 listings found

Gabès is still a town of houses. Apartments have gained ground over the last twenty years or so, driven by the university, transferred civil servants and staff from the industrial zone, but they take modest forms: small buildings of three or four storeys, a house floor with its own staircase, a studio fitted out on the ground floor of a family home. Renting an apartment in Gabès is therefore less about standing than about the neighbourhood, the distance to work and the time of year you are looking.

The listings on this page cover the whole governorate, from the town centre to the inland delegations. They are posted by owners and a few local agencies, whom you call directly. Supply varies from week to week and is much richer in the main town than in Mareth or Matmata, where apartments are almost non-existent. Before comparing neighbourhoods, one question is often enough to narrow things down: do you work in town, on the campus or out towards Ghanouch?

The centre, Bab Bhar and the seafront

For anyone who wants to do everything on foot, the Gabès Medina area remains the first choice: Jara and its market, the shopping streets, the station, the government offices, then Bab Bhar running down to the sea. This is where the older buildings and most mid-range apartments are found. Many searches in Arabic name Bab Bhar specifically, and an apartment for rent on this side goes faster than average, especially if it has a balcony facing the gulf. On the other hand, parking is difficult and lifts are rare. Street-by-street details and building types are on the page of apartments for rent in Gabès Medina.

An unfurnished S+2 in the centre rarely costs more than a few hundred dinars a month. Recent residences, with a fitted kitchen and air conditioning, rent for more and are aimed at managers, doctors and young couples.

Zrig and the south of town: students and families

In the south, the campus has shaped a different market. Furnished studios and S+1 flats, let by the semester, are plentiful around Zrig; this is where most searches for a studio to rent in Gabès end up. Families also find S+2 and S+3 flats there in buildings from the 2000s, often a little roomier than in the centre. Timing matters: demand peaks from late August to mid-September, and an apartment is easier to negotiate in July, once the students have left. For this area, the page of apartments for rent in Gabès Sud details rents and letting cycles.

Gabès Ouest, towards Chenini, mainly offers house floors in housing estates: more space for the price, fewer shops at the foot of the building.

Outside town: Ghanouch and El Hamma

Technicians and engineers at the chemical complex often try to live near Ghanouch, to the north, to shorten the commute. Supply there is thin, and many end up renting in town, driving against the morning traffic. Inland, El Hamma, half an hour away on the Kébili road, offers house floors at noticeably lower rents, for those willing to take a shared taxi or drive every day; see the apartments for rent in El Hamma.

Furnished, by the day or by the year

Searches for furnished apartments and day rentals are common in Gabès. Furnished lets by the year exist for students and visiting professionals. Rentals by the day or the week mainly serve families in town for a celebration, a medical appointment or the summer holidays, and technicians on assignment; they remain a private offer, with no hotel-style management. Before you travel, ask what the price includes: water, electricity, gas, air conditioning.

For a yearly rental, insist on a written lease, registered at the tax office, setting out the term, the notice period and a deposit, often one month, sometimes two for a furnished flat. Check whether the STEG and SONEDE meters are separate or shared with the owner, which is common on a house floor. And look at the bottom of the walls: near the sea or the oasis, damp quickly marks a ground floor. If a villa floor or a small house would also suit you, all the homes for rent in the governorate of Gabès widen the search.
