Fouchana is the delegation where Greater Tunis keeps growing south-west, between El Mourouj, Mohammedia and the Zaghouan road. Housing estates have replaced the fields in twenty years, and houses to rent in Fouchana remain among the cheapest in the suburbs: that is what families leaving the rents of Ben Arous or El Mourouj are looking for, along with workers from the nearby industrial zones. The search "منازل للكراء فوشانة", houses to rent in Fouchana, is by far the one that brings the most readers to this page.
The online supply is small: a handful of listings, posted by private owners rather than agencies, which go quickly. On Houni, you call the owner directly, with no middleman. To compare with Mohammedia, El Mourouj or Mornag, all the rentals across the Ben Arous governorate fit on a single page.
Fouchana, Naassen, El Hidhab, El Moghira: four areas, one type of building
Central Fouchana, around the main road and its market, is the densest area: small blocks of three or four storeys with shops on the ground floor, and two-storey houses whose upper floor is often let separately. That is where most of the rentals are, and where transport to Tunis is simplest, with buses and shared taxis heading up to El Mourouj and Ben Arous.
Naassen, further south on the Zaghouan road, and El Moghira, on the industrial zones side, have newer and more spread-out housing: houses on 150 to 250 m² plots, often built in stages, with the ground floor lived in and the upper floor still waiting. An owner who has finished the upper floor lets it to fund the rest, which explains the number of "villa floors" in the listings. El Hidhab, towards El Mourouj, is the area closest to the light metro stations, and its rents reflect that slightly.
House, villa floor or flat: what this page covers
This page gathers every type of housing. The detached house, with a courtyard and garage, remains the dominant product in Fouchana: houses to rent in Fouchana have their own page for anyone who wants only that. The flat in a residence, an S+1 or S+2 in a small block by a local developer, is spreading mainly in central Fouchana and El Hidhab; the page apartments to rent in Fouchana lists them separately.
Between the two, the villa floor is the most common home: an S+2 or S+3 on the upper floor of a family house, with a separate entrance or a shared staircase, the owner living below. Rents are low, but sharing the building calls for a few clear rules from the first visit: use of the roof terrace, separate or shared water and electricity meters, access hours to the garage.
Rents and timing
Fouchana rents for clearly less than Ben Arous town or El Mourouj. An S+2 villa floor often goes for 350 to 600 DT a month depending on the area and the state of the finishes; a whole house with a courtyard rarely exceeds 900 DT, unless it is recent and complete. "Cheap" has its price: uneven roads in the newer estates, patchy street lighting, and a commute to central Tunis that stretches at rush hour on the El Mourouj road.
The market moves mainly in September, at the start of the school year, and at the beginning of the year, when contracts expire. Homes listed in summer let more slowly. If you are looking for a family, visit on a weekday in the late afternoon: that is when you can gauge the road noise and the journey back from Tunis.
Contract, deposit, meters
Many rentals in Fouchana are still agreed by handshake, with no written contract. Insist on a signed lease, ideally registered at the tax office: it protects both parties and it is essential for a proof of address, a school enrolment or a utility subscription. The deposit asked is usually one month's rent, sometimes two for a new home.
Check that there are STEG and SONEDE meters in the home's name, or how the owner splits the bills when they are shared. In recent buildings, also ask whether the sewer connection is done: some estates still run on a septic tank. These questions, asked before you pay the deposit, prevent most disputes.
