The flat is the newcomer in Fouchana. For a long time the delegation knew only the house built by its owner; for the past ten years or so, small local developers have been delivering three- or four-storey blocks in central Fouchana, along the main roads and on the El Hidhab side, towards El Mourouj. The S+1 and S+2 flats they offer for rent attract young couples and employees who no longer find what they need in Ben Arous or El Mourouj.
The online supply remains very small, and this page is sometimes empty for a few weeks: the few apartments to rent in Fouchana are listed by private owners and go quickly. In that case, the page rentals in Fouchana, which adds villa floors, is the right alternative, and all the apartments to rent across the Ben Arous governorate cover El Mourouj, Mohammedia and Ezzahra.
Where the blocks are
In central Fouchana, the recent blocks cluster around the main road: a shop or a café on the ground floor, two or three flats per floor, generally no lift, basic parking on the street. The S+2 flats there are often 90 to 110 m², with simple but decent finishes, tiled floors, a kitchen fitted with base units and a gas water heater.
El Hidhab is the area to watch for anyone working in Tunis: it is the part of the delegation closest to El Mourouj and its light metro stations, and it is where developers are building the most. Naassen and El Moghira remain areas of houses; flats are rare there, and they are mostly villa floors converted into self-contained S+2 units rather than residences.
Villa floor or flat in a block
In Fouchana, the line between the two is blurred, and many apartment listings actually describe the floor of a house: same floor area, same number of rooms, but an owner downstairs, a roof terrace that is often shared and meters that are sometimes common. The flat in a block offers independence, individual meters and a managing agent, even an informal one; the villa floor often offers more space and a terrace for the same price.
Ask on the very first call: block or villa? The answer changes the visit. For a block, ask about the state of the common areas, rainwater drainage and whether the building has an occupancy permit. For a villa floor, the page on houses to rent in Fouchana details the points to check with the owner living downstairs.
Rents and tenant profiles
An S+2 in a recent block in Fouchana often rents for 450 to 700 DT a month, an S+1 rarely exceeds 500 DT, and furnished flats are the exception: owners let unfurnished, for one renewable year. That is noticeably less than in El Mourouj or Ben Arous for a similar floor area, the gap paying for the extra distance and the lack of a metro in the delegation.
Tenants are young households, civil servants posted to the area and employees of the industrial zones on the Zaghouan road and in Ben Arous. Demand follows the September school start and the beginning of the calendar year; in summer, supply and demand slow down together, with no marked tourist or university season.
Before you sign
Three checks. The contract: written, with the rent, a deposit of one or two months and the term, registered at the tax office if you need it for a procedure. The meters: individual STEG and SONEDE meters are the advantage of a block, so make sure they exist. The service charges: in small blocks with no formal managing agent, stair cleaning, water for the common areas and lighting are shared informally; ask how much and to whom you pay.
Visit on a rainy evening if you get the chance: Fouchana's newer estates drain poorly, and that is when you see whether the street and the ground floor stay dry.
